We were introduced to a retiring landlord who wanted a straight-forward sale for 2 of his tenanted 3 bed properties. Although somewhat out of our standard strategy of buying empty, dilapidated properties, these were excellent BMV purchases with instant capital appreciation.

We intend to improve the living standards within them both, such as a new bathroom, some decorating and new flooring. Otherwise they are in good condition with long-term tenants.

Eat That Frog! uses this saying as a metaphor for tackling the most challenging task of your day. Brian Tracy explains these tasks are often the ones you are most likely to procrastinate on. However, they are also the most likely tasks to have a significant impact on your life.

A strange title and short book, but I found to be very useful. It gives 21 tips to help organise your life and get the most important things done. A great one for procrastinators!

Why are buy-to-lets a great investment?

I’ve spent many years flipping property, but why did I change strategy and now own buy-to-lets?

In comparison to other property strategies such as flipping, HMOs, holiday lets, redevelopments. BTLs do offer a lower return but are considered safer investments.

The purchase, renovation and tenancy process is straight-forward. They accommodate all types of tenants, there are lots of them available, come with less regulations, require less maintenance and easier to sell if needed.

It’s a balance of whether you want higher yields but more work and risk. For now, myself and my company Property Owl are looking long-term and happy to build it’s solid investment base with BTLs. The capital appreciation of each property in 5, 10 and 20 years will help to grow the business and given a modest rental return.

Although current interest rates make many BTLs give very little return, if your goals are more long term orientated and happy with the capital growth (and fingers crossed lower interest rates in the future), you may want to look at higher cash flow property strategies. It depends on your personal goals.

Property Deal: Liverpool

What a find! A quaint, maisonette with it’s own front door just off the popular Lark Lane and leafy area of Sefton Park.

This property required a full refurbishment and with no mains gas to the property, it needed it’s old storage heaters replaced. Would it have been easier and cheaper to replace them with electric radiators, yes? But as we always follow the correct due diligence, the EPC (energy performance certificate) surveyor we instructed advised us that the property wouldn’t meet the necessary requirements to let it out if we had.

This again, shows where we differ from many other investors. We are happy to spend upfront, to get the right advice so mistakes and unnecessary losses aren’t made. The property is now restored and our tenant is very happy with the level of detail we’ve gone to.

For our investor client, we offered 2 loans, a short-term loan to cover the renovation period and then a long-term loan for once it was tenanted.

We go above and beyond!

Here at Property Owl, we have a policy to go above and beyond when it comes to our property renovations. We like to think long-term, and what is best for our tenants.

Our properties are renovated to a higher standard than the average rental home. We feel this attracts tenants who will appreciate the property more, and stay for longer. This allows us to demand a better rent and thanks to our comprehensive renovations, very little maintenance is required for several years.

Could we get slighter better returns by going for a cheaper kitchen, not bothering with fixing up the garden or leaving that artex on the walls? Yes, we could, but we won’t.

Reading list: The Compound Effect, Darren Hardy

The compound effect isĀ the strategy of reaping huge rewards from small, seemingly insignificant actions. Small choices + consistency + time = significant results. Tony Robbins' no man's land concept is when you're not really happy about your life, but you're not unhappy enough to do anything about it.

This book really helped me to focus on the small things I do daily, and understand how those small daily achievements and result in big changes in your life. From daily work habits to my fitness regime, I benefited a lot from this read.

Learning to delegate šŸ”Ø

Here I am digging up a garden for my first buy-to-let. Was it satisfying to do? Yes. Did it save me a couple hundred £££? Yes. Was a it worth my time doing? Not really.

Understanding how and what is needed to renovate a property is very important to effectively manage a refurbishment but what I’ve come to learn on my property journey, especially with the help of my mentor Adam Vickers is that if you’re not a professional in something, then don’t do it.

During this renovation I stripped the house bare, rewired the house, put up new plasterboards, laid turf, erected new fences. I saved myself thousands! But during this time, I didn’t find any new deals, any new investment or new contacts. I was exhausted from grafting everyday and trying to save myself a few grand.

Had I spent that time focusing on ā€˜income generating tasks’, I may have spent a bit more on tradesmen but have secured a few more deals. But you live and learn. Now I delegate as much as I possibly can, even if it costs me more in the short-term, I know that the more headspace and time I have to focus on finding new deals and investment, the better it is for my business.

Property deal: Chester

From the urine soaked carpets, to the crumbling walls upstairs and last but not least the extensive, rat infested aviary at the back, this property was in a disgusting state.

But no project is too small for Property Owl. Within 2 months everything was stripped back and renewed. New kitchen, bathroom, flooring, doors and like all of our properties, we put in bespoke Venetian blinds to finish it off nicely. We converted the large front bedroom into a single and double room making this a 3 bedroom property. We also demolished the aviary and created a secure, clean back garden for our new tenants.

With our tested workflows in place, we were able to find new tenants to move in upon completion of the renovation (2 months after purchase) so the property was never left void. That’s what we call efficient!

For our client, we offered 2 loans, a short-term loan to cover the renovation period and then a long-term loan for once it was tenanted. The snapshot details of the property purchase and loan amounts are below:

Short-term loan (renovation)
Loan: £50,000 at 7% p.a.
Term: 8 months
Interest : £2,333 after 8 months

Long-term loan (tenanted)
