They have an early redemption charges with their current lender; fail affordability for a re-mortgage; have a first charge mortgage on a low interest rate, which they do not wish to sacrifice, or need a loan to value above the first charge lender’s limit; have unfortunately accrued an adverse credit history since taking out their current first charge mortgage.

For those cases you cant place ... it does not have to be NO .

Specialist lenders will take a more favourable view on properties of non-standard construction such as flats above commercial properties, single skin brickwork exteriors, and something as unusual as a converted police station.

Specialist loan lenders also do not use the standard income multipliers used in the first charge market, which means clients can access higher levels of funding based on their income.

The specialist mortgage lending sector has evolved to help those clients who don’t fit the stricter lending criteria regimes of the High Street.
For mortgage brokers the good news is that when something falls outside standard criteria, it can generally still be accepted with justifiable reason.
