The last few weeks have been great with a mix of property investors, business owners and people looking to get started. It’s always interesting seeing what ideas and opportunities come out of a couple of hours around the table.

Another great coffee morning this week at The Craftsman ☕️ numbers were up to 14 this week!

A big thank you to all the new faces that came along. It’s good to see the networking over the last few weeks starting to work, and we even had a few stragglers join us after the event the night before.

Fair play to them actually making it along after a 3am finish. Hopefully the coffee and breakfast sorted them out.

Also had a complaint from recently that most of my “candid” photos seem to just capture the backs of people’s heads… so this week I made sure to grab a selfie and get him front and centre instead 📸

Really appreciate everyone taking the time to come down. If I didn’t get the chance to speak to you properly, feel free to reach out anytime if you fancy a chat.

Over the last couple of days I’ve seen a few posts about investors being stung in the rent-to-serviced accommodation space.

Unfortunately I’ve seen it first hand as well with a situation in Peterhead.

A friend of mine invested after being shown returns of around 20%. Everything looked great while payments were coming in, but when it came to the final payment and returning the capital things suddenly changed.

If you’re taking investors’ money, the responsibility is on you to honour the agreement. That’s the bottom line.

Social media can make a lot of these models look easy. ÂŁ3k months, hands-off income, financial freedom. But the real test of any investment model is simple. Do investors actually get their money back when the deal ends?

For anyone looking at rent-to-SA or similar opportunities, make sure you do proper due diligence. Understand the model, the risks, and who you’re trusting with your hard-earned money.

When people put their trust in you and invest their money, that responsibility shouldn’t be taken lightly.

Between self-employment, building the portfolio and having a 3-month-old at home, time together has been thin on the ground lately.

So last night we actually stopped.

Date night at Meldrum House Hotel. Proper switch off. No spreadsheets. No deals. No nappies. Just a slap-up meal, a few drinks and a chance to let our hair down.

It’s easy to get obsessed with building the business and chasing the next target. But what’s the point if you don’t make space for the person you’re building it all with?

Back to the graft today. But last night was needed ❤️

Aberdeen property investors – I’m giving away 1 ticket to Jumpstart on 28th February.

I’ve got three tickets for Paul McFadden’s Jumpstart event in Aberdeen. One for me, one for my JV partner, and I’m giving the third away.

One bad stay is enough to change how you run a serviced accommodation business.

Most guests are respectful, clean, and treat a property like it’s their own. But every so often, you’re reminded why clear boundaries are essential.

A recent 4-night stay left the property in an excessive state, requiring additional cleaning well beyond a standard turnover. This goes beyond normal use and has a knock-on effect on cleaners, schedules, and the business.

Because of this, we’ve tightened our Booking.com policies. All future bookings will now require a damage deposit to cover excessive mess or misuse.

Serviced accommodation has its ups and downs. Running it properly means protecting the property, the people who look after it, and the standards you expect guests to respect.
