Here's the bit not many think about when you go self-employed: there's no sick pay. If you're employed, your employer usually covers you for a while. If you're self-employed, the money simply stops the day you can't pick up your tools — and the bills don't stop with it.

Income protection is built for exactly this. If illness or injury stops you working, it pays you a regular income — a percentage of your usual earnings — until you're back on the tools or the cover ends.

It's one of the most overlooked bits of cover in the trades, probably because nobody plans to get hurt. But most tradesmen we speak to have insured their van, their tools, and never once looked at protecting the thing that actually pays for all of it: their own ability to work.

So what does the Bank of England announcement today mean?

The Bank of England has held the base rate at 3.75% — the fifth meeting in a row without a change. The vote was closer than last time though: 6–3 in favour of holding, with three members pushing for an immediate rise to 4%. That's one more member than June, so there's clearly growing debate behind the scenes.

Inflation has actually eased to 2.6%, but the Bank still expects it to creep back up later in the year as higher energy costs (tied to the ongoing situation in the Middle East) continue to feed through. That's largely why they're erring on the side of caution rather than cutting.

For anyone on a tracker or variable-rate mortgage, this means no change to your payments for now. For anyone on a fixed rate, it's a fairly neutral update — but with three MPC members wanting a rise, it's a reminder that things could still move in either direction. If your deal is ending in the next few months, it's worth having a plan rather than waiting to see what happens.

Over the weekend there was a lot of speculation that the Prime Minister was about to scrap stamp duty and replace it with a new property or land-value tax. Understandably, that got a few people asking whether to pause their plans.

He's now confirmed that won't be happening — not in the next Budget, anyway. In his words, changes "on that scale" simply aren't being brought forward "at this moment in time." He has left the door open to some kind of change further down the line, but there's nothing concrete, and certainly nothing imminent.

Our take: it's sensible to stay aware of stories like this, but not to make decisions based on rumour alone.

Buying your first home? Here’s what happens, step by step 🏡

1️⃣ Save your deposit — most lenders usually ask for a minimum of 5% of the purchase price. The bigger your deposit, the better the rates you’ll usually get access to.

2️⃣ Get a mortgage in principle through a broker — a quick check with a lender that shows roughly how much you can borrow. It’s not a guarantee, but it proves to sellers you’re a serious buyer.

3️⃣ Find a home & make an offer — once you’ve found “the one,” your estate agent puts your offer to the seller and the negotiations begin. Don’t feel that you aren’t allowed to negotiate, this is very much a normal part of the process.

4️⃣ Survey, searches & legal checks — a surveyor checks the property’s condition and your solicitor runs local searches to flag anything that could cause problems later (boundary disputes, planning issues, etc).

5️⃣ Exchange & complete — contracts are signed and become legally binding at exchange. On completion day, funds transfer and the keys are yours.

Every journey looks a little different, but this is the general shape of it. Save this for when you start your own search 📌
