🏡Guess who's back... BACK AGAIN!
13 months later and so much has happened since at Josela Properties.
We since have renovated & completed 2 projects (one BTL & one HMO) and we're now on our 3rd project.

The Josela team is ready for some new property goals, starting with my next post this week, I'll be sharing what's gone good & bad property wise and what our future property goals are!
Patricia has taken the lead on most projects however I was planning kitchens and bathrooms on quite a few of my night baby feeds at the beginning to help out which was an experience 😅

Hope everyone's had a great year and can't wait to see what everyone has gotten up to!

💗 welcoming the newest recruit - the first Josela properties baby 🍼

Eliana Blanca Peacock was born on the 24th July at 10.58am and we are so in love!

I'm taking some time out but still involved in the WhatsApps of some projects we are working on and planning in-between nappy changes and feeds!
In summary:

🏡 We have completed on a BTL, Rip out stage has begun (needs the full works) - pictures to follow

🏡 We had a few weeks of 2 rooms vacant in one of our HMO's. We didn't have suitable candidates applying and just time wasters but thankfully as one last weekend they were both filled and tenants moved in 🙏

🏡 We are waiting on a revaluation for our latest 6 bed HMO so we can pull the money out for future projects

🏡We have another project that's going through the legals. It would work as a small social housing HMO or 2 flats so the architect is drawing up plans for both so we can get quotes!

I'm so thankful that I work with my family so I'm flexible at returning to work (from home) and Eliana's life will be having me around for her full time when she needs me! 💓

🏘️ Viewings & how we do it! 🏘️

We've been ramping up the viewings the last 4 weeks with our goal of 4 BTL's this year.

☑️ We've bought one, refurbished and it's now rented out
☑️ We've bought one in Halifax and it's now in the conveyancing process
☑️ We've offered on another house and they're coming back to us this week with an answer. Lots of potential and a great size! We have 2 strategies - Works as a BTL but also as a social housing HMO
☑️ One more to get so working on further viewings!

🏘️ We take a viewing fact sheet on every viewing and make notes on the electrics, plumbing, roof, damp and general works.

🏘️We work out a rough refurbishment price based on our initial visit and then if we are really interested, we take a builder round and get a more specific price and sometimes take floor plans with our new plans drawn out.

🏘️ we offer on what figure works for us - we factor in revalue cost at the end, acquisition costs like the solicitors etc, and work backwards to our offer and hope for the best 🤞

🏡 We got our offer accepted on this beauty a few weeks back and it's currently in the conveyancing process for a BTL 🏡

It's a 3 bed house that needs work but after some negotiation with the Estate Agents and a builders refurb guestimates, we have ourselves an accepted beauty! (That needs some love!)

A few things we can salvage:
✔️ New electrics have been done in the last 12 months
✔️ boiler is in good nick
✔️ windows bar 1 don't need replacing
✔️ No garden (just a small yard at the back) so no added cost there
✔️ lounge doesn't look like it needs re-plastering

We are excited to add our 11th BTL to the portfolio & we are currently in negotiations with another Estate Agent about another house to add to the list! 🏡🏡🏡

🏡 Bump & myself are BACK!! 👶🏡

I've been really busy behind the scenes with work & lots of good things, few difficult bits & growing a human in-between 🤣

I'm going to start dissecting what I've been up to but let's start with today ... 🤷‍♀️🤣

Long story short - went to view a house in Huddersfield that's up for auction but has the dreaded Japanese knotweed close by!

The house was over 4 floors and some guttering issues which meant the attic bedroom had damp seeping through however the rest of the house was in decent condition.

The auction is tomorrow 👍 and after a long think & we ran numbers we decided this deal isn't for us!

On to the next..... 🏡

🏡👷‍♀️ Happy Monday amigos! Just thought I'd share our latest video tour of our 6 bed, 6 ensuite shared house for young professionals by us Josela Properties Ltd 🏡🪴

This project was a back to brick renovation project managed by us & wasn't without it's up & downs by all means!

Our goal is to provide high quality houses for others to enjoy & our biggest achievement was filling all 6 rooms within a week, & although requires much more management than our Buy to Let's - we are extremely happy with the outcome and the building team who helped us achieve this!

This is our 3rd HMO and hopefully more to come.
HMO's are & always will be our favourite (stressful) projects & will be picked up next year once I've had some time off with our latest Josela properties recruit - baby Peacock 💓

Meanwhile we have a Buy to Let completed and rented out from next Monday, & another offer accepted on another Buy to Let currently going through the conveyancing process.

.... BTL renovations are never as simple as they seem are they 🤣🏡

We have discovered that cement has been used around the outside of the window frames to seal it instead of silicone so there it water slowly seeping into the walls on the inside which = more expense = more delays in sealing it and then drying it to paint 🎨

Another lovely unexpected job! 🙌🏡🤣 HAPPY MONDAY!!!!

🙌 Wooden dividers to divide up a large bedroom & why they're useful 👩‍💻

Our Oak project has 2 large bedrooms on the top floor and we wanted to create a divide & had 2 options:

👷‍♀️ Create a solid wall archway
OR
🚪 Create a wooden divide

We went with the wooden divide and are really pleased with the end result!

✔Wooden dividers still allow plenty of light in where it doesn't look dark and dingy

✔ They split off an area but still mainting the large feel of the bedroom

✔ They look stylish! & are useful especially as the majority of people are working from home 🏡

& the viewings re- commence!!!! 🏡 the worse state they're in, the better for us!! 💩🚱🧼

Exciting times for the Josela team we've now established what we're looking for and where we are heading the rest of 2021 whilst baby Peacock is on the way! 👶

We've a target of 4 BTL's by the end of this year and we've expanded into new areas. The prices of houses have sky rocketed the last couple of months though 🏡🚀 has anyone else noticed?

I've luckily got 4 good friends from 4 different Estate Agents so I've arranged meetings this week with them all so I can get house shopping!

I've stacked up numbers & comparables and 2nd viewing this week is booked with the builder to calculate refurb costs 💰

Looks like the costs may be too high to pull any money out at the end for us but will see.... 🏡🥳

Funky social housing walls! 😂

I did an Instagram story on Monday about a house we owned split into 2 flats which has been ....let's call it 'interesting' 😂

It's been in our portfolio for 15 years & whilst it's a good property for monthly cash flow, it's not re-mortgable due to the small size of the upstairs flat (28sqm and the minimum they wanted was 32sqm). In hindsight, we bought this house for too much but you don't know what you don't know!

We handed it over to a Social housing agent and unfortunately the upstairs and downstairs tenants were NOT best friends and the upstairs tenant left ❌❌

We are putting it on the market this week. We had 1 valuation who's selling fee's were astronomical and the advice given was spend money on doing it up although we'd never make it back. We were happy with the 2nd valuation & they advised us to just clean it so it's going on the market and onto another project! 🏡 Yipeeeee!
