In certain circumstances, customers simply have to stay at home, or where leaving for a prolonged period would simply be too much, and where there is ample space a touring-type caravan can be an excellent solution.

Touring caravans offer greater flexibility and even the larger versions can be towed into tighter spaces far more easily.

Although of course they are less spacious than their static cousins they are an ideal solution for shorter periods of time and can be off-hired at shorter notice when no longer required.

Our suppliers always carry out an exhaustive site visit, in person to discuss all potential siting options and any complications before proceeding.

Our touring caravans can be hired on a weekly basis or purchased outright by insurers and sold-back at a pre-agreed price when finished with.

This ‘buy-back’ option is a much cheaper solution for longer periods of time.

The Met Office have issued yellow wind warnings across the coast of South West England and Wales today and tomorrow, as well as yellow rain warnings across Central Scotland tomorrow.

A3 are ready to support and advise 24/7 and re-iterate the following advice during these severe weather warnings:

➤ Injuries and danger to life from flying debris are possible

➤ Some damage to buildings, such as tiles blown from roofs, could happen

➤ Road, rail, air and ferry services may be affected, with longer journey times and cancellations possible

➤ Some roads and bridges may close

➤ Power cuts may occur, with the potential to affect other services, such as mobile phone coverage

➤ Injuries and danger to life could occur from large waves and beach material being thrown onto sea fronts, coastal roads and properties

➤ Check local area weather forecasts
➤ Keep a fully charged mobile phone with you at all times
➤ Ensure you have emergency contact details for anyone who may help you in the event of an emergency, such as your utility company, insurance provider, landlord, etc.
➤ Moving valuables to a protected area or secure them in place

A3 has extensive experience in dealing with these different types of MOD (Multiple Occupancy Decant) events often swinging into immediate action to find and fund emergency accommodation usually in the form of local hotels for multiple households.

This is followed by a planned mass relocation exercise placing occupants in local self-catering accommodation which better suits their short-term needs.

Some occupants require only a short-term solution whilst gas and electricity supplies are re-established, whereas the occupants of the worst affected flats will often require longer-term rental accommodation.

A3 is regularly made aware of such incidents, being placed on standby by the loss adjusters.

Almost two thirds of private landlords expect to see their mortgage payments increase over the next 12 months with warnings that this trend will lead to higher rents.

Research for the National Residential Landlords Association (NRLA) has found that, whilst over a quarter of landlords said they plan to re-mortgage over the next 12 months, 60% expect their mortgage repayments to go up. The news follows confirmation from the Bank of England that the base interest rate will stay at the 15 year-high of 5.25%.

The buy-to-let market is especially exposed to the impact of higher interest rates, given 82% of mortgages in the sector are interest-only according to the Bank of England. This is compared to just 11% for owner-occupier mortgages. As a result, the Bank warns that, in the near term, “higher rents are likely, given rising mortgage costs and strong demand”.

Despite higher rents, Savills finds that landlords’ profits are at their lowest level since 2007, indicating that rent increases are not a sign of profiteering. Rising rents largely reflect the need for landlords to cover the increased costs which they continue to face.

The NRLA calls on the government to support the sector by scrapping tax hikes which have cut the supply of homes to rent and led to rising rents.

Why have rents in the UK gone up? And up… AND UP?!

We have seen some unprecedented increases in the cost of living over the past 12 months or so – energy costs being one of the worst, but also soaring rents.

However, the main reason why rents have spiralled so much lately across the whole of the UK is because of the basic interaction of low supply and high demand.

An ongoing shortage of good affordable housing that has created an increasing imbalance between supply and demand has continuously pushed prices up.

Rental highs hit 15th consecutive record as the average rental property receives over 25 enquiries.

But is the market showing signs of normalising?

Recent figures show that the average advertised rent for new properties on the rental market hits another new national record of £1,278 per calendar month (pcm) outside of London.

This is the 15th consecutive quarter that average advertised rents have risen to a new record, with average rents now 10% higher than this time last year.

The average advertised rent in London has also risen to a new record of £2,627 pcm, and is now 12.1% higher than last year.

One of the factors driving rising rents is not enough available rental properties to meet the demand from prospective tenants looking to move.

However, the supply and demand imbalance is slowly improving from last year, with demand easing by 17% compared with 2022, while available supply is up by 14% over the same period:

The average rental property across Great Britain is currently receiving 25 enquiries from prospective tenants to letting agents, which is more than triple the eight on average they were receiving in pre-pandemic 2019. It is also five more than when this figure was last reported in May.

The number of new rental properties coming to market is now 7% higher than at this time last year, the biggest yearly jump since November 2022.

This is starting to slow the rate of increase but in such a busy market, tenants are having to do more to have the best chance of securing a property, including being flexible on viewing and move-in times, and being ready to move fast with references or up-front rents.

A3 are continuing to monitor the situation and are working with our network of letting agent and landlord owners directly to prioritise rental properties for our displaced homeowner and tenant customers.

Moving quickly to secure properties with upfront holding deposits and advance rental payments is proving extremely valuable in such a fluctuating market.
