GOOGLE DOESN’T KNOW YOUR LENDER

Google can give you general mortgage information, but it doesn’t know which lender is right for your situation.

It doesn’t know if your bonus income will be used, whether your overtime counts, if your bank statements raise questions, or whether your deposit source fits lender criteria.

I had a conversation with someone recently who had done loads of research before speaking to me.

They had used ChatGPT, checked online articles, and asked a few people questions. The problem wasn’t that the information was completely useless.

The problem was that it didn’t know their full situation.

😍 What happens is you find the one, you view it, you fall in love, you put the offer in, it gets accepted, and you’re already mentally moved in.

😬 Then reality shows up.

📉 The borrowing isn’t what you thought.

🧮 The online calculator gave you a completely unrealistic figure.

🧾 Your income gets assessed differently.

🔍 Something on the credit report pops up.

💰 The deposit doesn’t stack up the way you assumed.

✅ So here’s the order that saves you the stress.

📌 First, get a proper borrowing figure. Not a rough idea. Not an online estimate.

📂 A proper figure based on your real income, your real commitments, and your documents.

💷 Then add your deposit.

📊 Then work out a rough monthly payment range.

🏡 Then go on Rightmove and Zoopla with confidence.

A lot of buyers think once they have the deposit, they’re ready.

The deposit matters, of course, but lenders look at the full picture. Income, credit file, commitments, bank statements, job type and the property itself all matter.

I’ve seen people with strong deposits still get caught out because something else didn’t fit. Buying a property is not just about saving the money.

DON’T FALL IN LOVE TOO EARLY

This is one of the biggest mistakes buyers make. They find a property, fall in love with it, start picturing the garden, the kitchen, the school run, everything.

That’s why someone can check online, think they can borrow one amount, and then get a completely different figure when it’s reviewed properly.
