“I Can Do Hard Things” seems to be a popular phrase that is going around social media and last weekend I kept repeating this to myself as I went on a Wild Swimming Retreat that although fantastic fun was hard as it involved plunging into cold water and swimming not just dipping and running out again then enduring two very wet nights in a tent wow rain is loud in a tent! This mantra is also getting me through this week as we have changed our system at work and I am trying to enjoy the challenge of the change. So if you have a particularly out the box mortgage conundrum for me bring it on because I can do hard things!!

Budgets, Book Days and Boots, I love a good romp around the countryside and my most worn shoes are 100% my wellies. I spent a large part of my budget on a really good pair and the return on my investment is now 3 years in and doing very well. One of my favourite Books this year has been a foraging book and I made my first foraged dish this week Wild Garlic Hummus. A large portion of peoples budgets is spent on food so foraging seems like a massive win to me. Do you set your self a budget? Are you good at sticking to it? Did you have a good Leap day? If not March 20th marks the Spring equinox that should put a Spring in your step and if you are thinking of making the leap into buying your first home here are my top tips for preparing yourself for a mortgage.
1. Check your name and address is correct on your Bank Statements, Payslips, Passport and Driving Licence and they are still valid
2. If you aren’t on the electoral roll get on it its simple to register on the government website
3. Check your credit report and make sure its correct and remove anyone that is financially associated that you no longer live with
4. If you have a low score build it by getting a credit card putting a small amount on it every month and pay it back in full every month
6. Make sure you pay everything on time so you don’t end up with late or missed payments or a CCJ
6. Don’t withdraw cash from credit cards and stay out of your overdraft
7. Get Saving as the old saying goes watch out for the pennies and the pounds will take care of themselves
8. Remember that agents do not work for buyers
9. Get advice from a Mortgage Broker as to what is realistic purchase price and deposit
10. Be realistic your first home is unlikely to be your forever home

Binfluencer this really made me laugh if you haven’t heard it yet it’s the person in your street that always knows when the bins go out that you copy. I haven’t worked that out who it is yet, but I am going to look a little more closely as my bins are currently going in and out more than me. Super busy week here in Mortgage Land as Lenders continue to drop rates and I help people re-do their mortgage to ensure they have the best rate for them. If you want to lock in a rate now just in case rates start going the other way then please do get in touch.

Happy New Year 2024

This is the year my eldest son will learn to drive, when I passed my test at 18 I thought by 2020 I’d be driving a flying car, alas a Ford MPV it is! Funny how things change and it is all good news on the mortgage front too as my emails are pinging with interest rate reductions from the both the high street banks and the smaller lenders. With rates coming down rather rapidly compared to this time last year when they were going skywards, 2024 is hopefully a year to be more grounded be that mentally or for mortgage rates, I hope it’s a good one for you.
