Overtown Development

Intelligent Land Investments Group Plc have applied for Planning Permission In Principle for up to 150 dwelling houses at Overtown, on land adjacent to the old Overtown Primary school.

A number of objections have been received by the Council from concerned residents. There is obviously some confusion around the status of the site and what is proposed and we’d like to address some of those issues here. What is proposed?

Following our public consultation event last year we have amended our proposals to include bungalows for older residents, starter homes for young families, and downsizing opportunities. These were all highlighted by residents who wanted to stay within the area and will be welcomed by many who attended our public consultation events.

Schools and other infrastructure

We understand the pressure that comes with development, and will agree to make financial contributions towards school provisions – and indeed will pay our fair share of any infrastructure required as a result of this development.

Roads

One concern the public had was over the safety of the road. We have proposed two site access points and have requested that the Council extend the speed limit to the end of our development. We have also offered to give the school conversion access through our site in order to improve the safety of that development (even though the Council have already approved that development).

Status of the Land

There appears to be a belief that this site is a protected site. In fact, this site is already allocated in the current local plan as residential. The Council are in the process of trying to change the status of the land, but it is a residential site.

We encourage local residents to engage with us so that if this development goes ahead it will be the best possible development for the area. We have already included more greenspace and landscaping, bungalows, improved site access, traffic calming, starter homes for young families, and contributions to infrastructure and schools – all as a result of the community’s positive engagement with us.
