In Dec 2025 there was a base rate drop of .25%.

To date very few lender have dropped their fixed rate at all and those who have , have not come close to equalling a 1/4% drop.

It is important to note that a rise or fall in the base rate, as heard in the press, is not necessarily a change to what you may secure in a new mortgage fixed rate.

Rise and fall of fixed rates can happen any time during a giving month and they are all different depending on the borrower IE: first timer, remortgage, or moving to a new fixed rate from an old deal with the same lender (product transfer)

Your mortgage advisor will have all the facts and figures at any given moment and if you are thinking of moving, require your first mortgage or you current fixed rate is coming to a end, it is important that you speak to them.

This week, employment contracts.

Some clients will come to us having just started a new job. Depending on the type of contract, starting a new job may not stop you from getting a mortgage. There a few lenders that will approve a mortgage with only one day of employment.

It must be a permanent contract
The lender will want to review the contract
The larger the employer firm the better
It cannot be a temporary contract
It cannot be a zero hour contract
and
The lender are hesitant if you work for a member of your family.

If you have a 2nd job, the day one employment policy does not apply.

Lenders are becoming more flexible regarding employment so, if you are concerned that your employment may stop you from getting a mortgage why not check it out with one of brokers first.

This week,

Watch you bowering.

Most have heard about credit scoring but, many do not understand that your credit points can be negatively effected by too much borrowing.

If your credit cards are close to there limits and your borrowing balances (excluding your mortgage) is higher than your income this will lower your credit points.

Not being on the voters roll can also have negative impact.

Moving several times over a short period will lower the points

and

brand new borrowing can have a temporary reduction to the credit points.

If you are considering a mortgage keep account of your spending and consider the above.

If any of the above applies to you speak to a broker on possible repairs or alternate lenders that may be able to help with your mortgage request.

This week: Debit to Income ratio.

Lots of people looking for a mortgage may not know what this means but, the lender is sure to turn you down if you fall foul of it.

Basically, how much borrowing do you have in relation to your annual income.

For example: £45k salary per year and balances of £10k on credit cards, £15k on a personal loan and a HP balance on you car of £20k means 100% debit to income ratio and this is NOT good.

Out of ALL the main stream lenders out there, only one would consider a mortgage for you.

What most will have to do, in my example, is payoff the credit card and maybe the personal loan in order to achieve a mortgage. Tuff to do when you need a 5% to 10% deposit minimum for the new house.

It is important to have credit but, it must be managed.

WATCH OUT FOR HP LOANS: Loving that brand new Range Rover, BMW or Merc with the toothy salesman saying "It only cost £550.00 per month with a down payment of £550.00.

That £55k car you just bought means your debit to income could be over 100% and your chance of getting a mortgage with a main stream lender a big fat ZERO.

Remember your mortgage broker can determine if you will get a mortgage with a decision in principal.

TIP OF THE WEEK.
You find a large house for cheep money.
Have you found the bargain of the century or the next MIGRAIN?

Read the Home Report. If the property is of non-traditional CONTRUCTION a lender may not give you a mortgage on it.

Be extra careful if the non-traditional house states that finance is available.

Yes, some of the large lenders will accept some of the non-traditional property but, what happens if the market takes a turn for the worst and you are ready to sell?

Non-traditional property that only Halifax or Santander will grant a mortgage on, will not make your sale easy if your only buyer has there mortgage secured will a smaller lender and they will not lend.

You can hope that a buyer will have a mortgage in place that will accept your non-traditional property however, if the market is poor having limited buyers will make selling your house harder compared to someone with a traditional contracted house. Less buyers means a lower price, a longer time on the market or sometimes both.

Remember, in the property game there is NO FREE LUNCH. Cheep property in a booming market means the something barriered in the wood pile.

DON'T BE BEHIND THE EIGHT BALL

Make sure you have spoken to your broker about a mortgage first.

There is nothing worst than seeing your ideal home, falling in love with it at the viewing and, then going for a mortgage only to be told that you have not been accepted because of some very minor credit problem that happen 2 years ago. This could take a broker a week or more to sort out and in the mean time that wonderful house you viewed has be sold to someone else.

Be clever and get your DECISION IN PRINCIPAL in place 1st.
