The Bank of England has once again held the base interest rate at 4%, after an evenly split vote at 5-4 to keep things at the same level.

This follows five cuts in the base rate since August 2024.

Holding steady this time around was very much predicted. How do you think the decision will go at the final base rate review of 2025 next month?

Remember, remember when your fixed rate ends....and it might not be quite when you think! πŸ—“

A lot of people think the date their fixed rate ends is directly linked to the date they bought the property. But this is not usually the case.

The vast majority of fixed mortgage rates have their own set end date regardless of what date you actually moved in. 🏠

So it's a great idea to double check exactly when your fixed rate ends, and start reviewing your options around 6 months before your rate expires. This gives you plenty of time to avoid going onto your lender's variable rate (which is usually far higher than your fixed rate!).

Today is my first day of work in 2025 after a wonderfully restful Christmas break, which was very much needed.

You may have noticed I was very quiet here on socials throughout 2024 - it was a very difficult year for me as I navigated through many personal challenges; with a number of losses in my family, and a significant change in my home life. I'm certainly glad to see the back of 2024!

It wasn't all bad - there were some lovely parts in between the rest - especially time spent with my children, great friends, and extended family; and of course, our fabulous Mortgage Mum get-togethers. πŸ₯°

I've still been here, serving my clients and writing business - huge thank you to my lovely clients for your compassion, loyalty and continued trust in me.

I am so excited to start 2025 with renewed energy and a fresh start. Looking forward to sharing more content here, and to working with you!

Did you know Green Mortgages were a thing?! πŸƒ

Some lenders have started to offer a selection of mortgage products with special rewards if your property is energy efficient.

Usually you can tell this from your Energy Performance Certificate - lenders are going to want to see a high rating (usually A/B).

There are also options for cheaper interest rates to borrow extra money, if you want to make some energy saving home improvements, such as:

- new boiler
- solar panels
- insulation
- new windows
- electric car charging station

It's great to see lenders making a commitment to sustainability and energy efficiency for our future. 🌍

As the Bank of England announces yet another increase to the base rate today, taking it to the highest level since 2008, it is no doubt a concerning time for most of us.

Already grappling with increases to fuel costs, energy bills, groceries; the thought of our largest monthly commitment - our mortgage payments - also increasing dramatically is a big worry.

If you don't understand what the rate increase today means for you and your mortgage, please reach out.

Interest rates are continuing to rise.

If you're coming to the end of your fixed rate and are worried about what to do next and what your monthly payment is going to be, get some advice from a broker. You can do this as early as 7 or 8 months in advance, as you're able to submit an application for a new rate upto 6 months prior to your current rate expiring. This means that no matter how interest rates increase over that 6 month period, your interest rate is "reserved" as at the date of the application. Giving you peace of mind.

If you're on a variable rate, please speak to a good broker as soon as possible, who will guide you through your options and, if you're worried about increasing rates, you could fix your mortgage rate straight away.

What's happening in the mortgage market right now??

Mortgages have been withdrawn this week, but it's only a temporary measure and they will be back.

Swap rates that lenders rely on are changing very rapidly, amidst predictions that the Bank of England may increase the base rate again, makes it tricky for lenders to know how to price their new mortgage products.

They are regrouping and repricing, ready to come back to the market tomorrow or early next week.

Mortgages are still available and lenders are still secure. If you're concerned about how this affects you and your situation, please speak to a broker.
