πŸ’‘ Wednesday Spotlight: Ask Andy πŸ’‘

This week’s question: β€œWhat is an early repayment charge (ERC)?”

Andy says:

ERC stands for early repayment charge. It’s a penalty you may have to pay if you repay your mortgage early, and it’s attached to most fixed rate mortgages.

The good news is there are a number of products available with no ERC at all. These can be a great fit if you think you might be moving home in the future. 🏑

Not sure what’s right for you? Get in touch and we’ll talk it through.

πŸ’‘ Wednesday Spotlight: Ask Andy πŸ’‘

This week's question: "How much do I need to save to buy a house?"

Andy says:

Save as much as you can! The bigger your deposit, the better the interest rate you're likely to be offered.

Most lenders will ask for a 5% deposit, but some offer schemes that need even less. Every situation is different, so it's worth chatting to a broker before you start saving, so you know what you're aiming for.

Thinking about buying? Get in touch and we'll help you work out your next steps. πŸ™Œ

πŸ’‘ Wednesday Spotlight: Ask Andy πŸ’‘

This week's question: "What do I need to bring with me for our mortgage meeting?"

Andy says:

Getting your paperwork ready in advance makes the whole process smoother! Initially, you'll need proof of income:

πŸ“„ Employed β€” your last 3 months' payslips
πŸ“„ Self-employed / Company Directors β€” your latest 2 years' tax calculations or 2 years' accounts

You'll also need your latest bank statements, as we'll use these to assess your current and future outgoings.

Getting this together beforehand means we can hit the ground running when we meet! πŸ™Œ

πŸ’‘ Wednesday Spotlight: Ask Andy πŸ’‘

This week's question: "How long does a mortgage last for?"

Andy says:

Most lenders will now offer mortgage terms of up to 40 years β€” as long as it doesn't take you past your intended retirement age.

But here's the key bit: your mortgage term isn't set in stone! You should meet with your broker every few years to review it. If your income increases or your interest rate drops, these are great opportunities to shorten your term and pay less interest overall. πŸ“‰

Not sure if your current term still makes sense for you? Get in touch and we'll take a look together.

πŸ’‘ Wednesday Spotlight: Ask Andy πŸ’‘

This week's question: "Is it important to have a good credit score?"

Andy says:

In short β€” yes, extremely important!

The good news is we can still often secure a mortgage for clients with a poor credit rating. But it's worth knowing that it will usually have an impact on the interest rate you're offered, and can also restrict the choice of lenders available to you.

If you're not sure where your credit stands, it's always worth checking before you start your mortgage journey β€” and if things aren't perfect, don't panic, we can still help you find the right options. πŸ™Œ

πŸ’‘ Wednesday Spotlight: Ask Andy πŸ’‘

This week's question: "What is a mortgage offer?"

Andy says:

A mortgage offer is the full confirmation of the mortgage amount that'll be available to you on the day of completion β€” and a copy of this is sent straight to your solicitor.

By this stage, the lender has done a thorough job: they'll have fully assessed the property, your proof of income, your spending habits, and your credit worthiness. So unlike a mortgage in principle, this is the real deal β€” the green light you've been waiting for! πŸŽ‰

If you're at this stage of your journey (or want to know what comes next), get in touch β€” we're always happy to help.

"What is a mortgage in principle?"

Andy says:

A mortgage in principle is essentially an initial indication of how much a lender might be willing to offer you. It's based on passing a credit check and the income you've told them about.

Worth knowing though at this stage, no detailed income checks or full underwriting have been carried out. So while it's a really useful first step (especially when you start viewing properties), it's not yet a guaranteed offer.

If you're thinking about buying, getting a mortgage in principle sorted early is a smart move we are happy to help you get one in place! πŸ™Œ
