Alorah Homes is more than a company name to us, it’s a promise

The name comes from each of our daughters, Alaina & Norah, the reason we started this journey in the first place. We’re not just buying property for today’s income, we’re building something that lasts long after us

Today looked like this 👇

• Viewing 1 - a 2-bed grunter in New Cumnock for a potential BTL / sourcing deal
Booked it with no interest and no offers… drove 30 minutes… the viewer before me offered over home report 😅
No discount for me there.

• Viewing 2 - a 3-bed semi in Ayr needing a full refurb
Exactly the type of project we love to get our teeth into for a flip 🔨

• Quick call with to get the ball rolling on refinancing our Irvine flat 💬

• Then a call about an off-market opportunity
Pushing for a purchase… but the owners might want a project manager instead - either way there’s an opportunity in it 🤝

Finished up in for lunch and a pint 🍺
Numbers out, spreadsheets open, plan of action decided.

Not every day ends with keys…

Completion day for ourselves! 👏🏼✨

We’ll be picking up the keys to this one bed flat in Irvine - pretty much turnkey, just needing a hot-water system upgrade. Parking on the street can be rough, but since we own the front garden, the plan is to turn it into our own driveway. 🚗💡

The deal itself was a journey…
Home Report: £55,000
Rent: £500-£550
Our offer: £39,999
Seller was desperate but wouldn’t budge below £45,000… so to make it work for everyone, we kept our offer but paid £2,500 for the world’s mouldiest fridge freezer (pics incoming 🤢😂), all fixtures & fittings, and covered their £1,200 sale fee.

Deal done ✔️ and we saved 8% on ADS in the process.

Plus, it’s only about half a mile from Irvine Central Hospital - prime little location! 🙌🏼

☕️ Another productive day - completing the legal pack for our next property purchase!

Earlier, we also visited our solicitors to sign off on the refinance for Racecourse Road, with funds due to land on Friday 💸

Those funds will only be in our account for a couple of weeks before being rolled straight into the next deal we have secured in Irvine ♻️

This will actually be the first time the money has just sat there since we started investing nearly a year ago 😅

That’s the power of the BRRR strategy (Buy, Refurbish, Refinance, Repeat) in action - always keeping the capital moving and the portfolio growing 🚀
