When does your fixed rate end? 👀

It’s important to know when your current mortgage deal ends.

If your fixed rate ends and you don’t set up a new deal, you’ll usually move to your lender’s Standard Variable Rate (SVR), which is often much higher than your current rate.

The good news is you can usually lock in a new mortgage rate up to six months in advance. This gives you time to plan ahead and possibly avoid higher monthly payments.

It’s also worth remembering that your current lender might not have the best deal available. Comparing offers could save you money and help you find a deal that better fits your needs.

If your fixed rate is ending and you’d like to know your options, feel free to get in touch.

First-time home buyers are now older than before 🏡

Buying your first home is much harder now than it was 10 or 15 years ago.

In the UK, most first-time buyers are now in their mid to late 30s, rather than their 20s as in the past.

Why is this change happening?

📈 House prices are rising faster than wages.

💷 Higher rent makes it harder to save for a deposit.

🎓 Student loans and other financial commitments make things even more challenging.

🛒 The general cost of living is also putting pressure on buyers.

Because of these factors, many people feel that owning a home is becoming less achievable.

✅ We support first-time buyers by helping them understand what they can realistically afford.

We help them find lenders that fit their needs.

We also help them discover options they might not know about.

We provide a clear, stress-free plan to help them move forward.

📱 If you’re thinking about buying but feel stuck or unsure where to start, give us a call.

⏰ When does your mortgage deal end?

If you took out a fixed-rate mortgage a few years ago, now is a good time to check when your deal ends.

Many homeowners are now approaching the end of those fixed rates, and with interest rates higher than they were, this can affect monthly mortgage payments.

The good news is you don’t have to wait until your deal ends to make a move. In many cases, you can lock in a new rate up to six months in advance.

This gives you extra time to plan and more control over your options.

At The Mortgage Advice Service, we’re here to help you understand what to expect and discuss your options, whether your deal ends soon or further down the line.

If your mortgage deal is ending in the next six months, now is a great time to start looking at your options.

📩 Contact us today to start planning ahead.

The Bank of England has kept the base rate at 3.75% since December 2025.

Hopes for lower rates this month have changed. Ongoing conflict in the Middle East could delay the next interest rate cut.

If you are buying a home or already own one, try not to panic or make quick decisions, especially given how quickly the market is changing.

To protect yourself from market changes, you can secure a deal up to 6 months in advance and still switch to a better one if one comes along.

If you are unsure how the current market affects your finances, talking to a qualified mortgage advisor can be very helpful. They can explain your options and help you find the best deal for your situation.

If you’re worried about rising interest rates, contact us today to learn more about your options.

Most people insure their phone, car, and home📱

But what about the thing that pays for all of it, your income? 💷

Income Protection is a policy that pays you a monthly income if you can’t work because of illness or injury.

⚠️ It’s not just for serious health problems. Everyday issues like back pain, stress, recovering from surgery, or long-term sickness can also keep people from working for months.

Here’s how Income Protection can support you:

You receive a percentage of your salary each month.

Payments can continue until you’re well enough to go back to work.

Most illnesses and injuries are covered.

It helps you keep up with your mortgage and bills.

If your income stopped tomorrow, how long would your savings last? ⌛

Income Protection gives you the breathing room to recover without worrying about your finances.

📩 Contact us today to find out how much it could cost. It’s usually less than most people expect.
