Progress 💪🏻

Work at our Croftside Refurb is well underway & it wouldn’t be a fun project without uncovering a few unexpected challenges!

Bathroom & kitchen both fully ripped out. Once the bath was removed we discovered the joists were completely rotten and were going to need replaced.

The kitchen already had severe mould problems caused by poor ventilation. So we decided to upgrade the insulation throughout the problem areas in the flat. Including kitchen, bedroom and hallway ceiling.

Still a way to go but love seeing it already taking shape 🤩

With the re-valuation application for our submitted, all of our attention is on finishing our project 😍

Safe to say this property has been an absolute beast!

With more artex than we’ve ever encountered we had 2x plasterers say no to quoting 😂 we’re delighted to see it start to come together 💪🏻

Painting should 🤞🏻 be finished this week, final snags and then carpets fitted early March 🤩

And that’s a wrap!

Our , like all projects, threw some curveballs our way. But we’re delighted to have completed the final deep clean and dump run today ready for photos tomorrow!

This initially intended ‘light refurb’ consisted of:

✅ Full rip out
✅ Ceilings plastered
✅ Wiring updated & New Consumer unit
✅ New front door
✅ Windows repaired
✅ New interior doors
✅ New Kitchen
✅ New Bathroom
✅ New floors throughout
✅ Painted & Decorated throughout

We can’t wait to see this go live on the lettings market soon and for it to become a home for someone new to enjoy.

Tomorrow is CARPETS DAY 🥳🥳🥳

Looking back at the before pictures for this flat, it’s easy to see why we thought it’d be a quick turnaround.

Do you know one of the many things you don’t get from a photo…the smell 😷

Once the floors, kitchen and bathroom were all out it was deep clean time 🧽🧼🫧

After many cleans, dump runs, sleek kitchen and modernised bathroom with larger shower enclosure and we are almost there! 💪🏻💪🏻

Can’t wait to see it come together with the new carpets tomorrow 😍

The kitchen’s (almost) in!

Some argued that the existing kitchen in our Stevenston project ‘was fine’ which it was, but we’re not going for fine!

We want to attract tenants who will stay for years and that means spending a little more.

A few kitchen snags to be sorted this week before painting can commence.

Then it’s onto the last of the bathroom suite and finally we can get the carpet fitters booked.

We’ve definitely had a few learning lessons along the way with this flat, which have unfortunately cost us both money and time! Delighted to see it starting to all come together and now can’t wait to see the finished product! 😍🏡

Hello 2023! 🥳

With a very busy 2022 our focus was primarily on building the Estate Agency arm of our business (👈🏻follow).

As a consequence we’ve been guilty of not posting much around our refurbs…but don’t think that means we’ve not been busy!

With 2 refurbs currently underway, the usual challenges around trades, delays with suppliers and of course costs sky rocketing everywhere, we’ve certainly had our hands full!

Delighted to start to see the light at the end of the tunnel with our well underway 💪🏻

Bathroom plumbing is now complete and final touches will be going into the kitchen this week! 🙏🏻

There are so many end points with a refurb…

✅ Once the painting is finished we’ll be done

✅ The place just needs cleaned then that’s it

✅ I’ll just get the grass cut before viewings start

✅ We’ll get the windows washed before a tenant moves in

The snagging and last minute jobs feel like they last forever so it’s SO satisfying when the keys are finally handed over to the letting agent!

Delighted at the interest we’ve had so far in our recent refurb and cannot wait until a new family can move in and call it home 🏡❤️
