Merry Christmas from the team here at David McDonald Financial Services.

We’d like to thank our clients for their continued support throughout 2022. It’s been a challenging year given the current market conditions and movement of mortgage interest rates but we’ve continued to work hard to find the right solutions for our clients.

"The average five-year fixed mortgage rate fell below 6% for the first time in almost 2 months, with over 7 lenders reducing their rates, with some even sitting below 5.2%.

With rates spiking after September's mini-budget announcement to a high of 6.51% in October, it's great news for new homeowners.

With average rates as lows as 3.95% on other products such as tracker rates, it shows that the new housing market is still strong and in a good position for those looking to buy".

Interest rates are on the rise and they are on the rise quickly. The base rate has increased by 0.25% steadily throughout the past 12 months but all the signs are that it could start increasing in larger increments.

We’re already seeing clients mortgage payments increasing when it comes to renewing their fixed rates but the further the rates rise, the bigger the increase in mortgage payments.

A mortgage of £200,000 will see an increase of roughly £100 per month in your mortgage payment if your rate increases by 1%.

If you’ve been in a fixed rate for over a year then by the time you come to look at your mortgage again the interest rates could have risen by over 2%!!!

More kind words from clients! One thing that’s clear from a lot of the feedback is how much clients value communication. Getting back to people when you say you will and keeping them in the loop isn’t difficult but it goes a long way to ensuring your client feels involved and up to date.

This week Ash Barry announced her retirement from tennis, going out on her own terms as World No 1 and the reigning Wimbledon and US Open champion.

This got us to think, how many people are in a position to retire on their own terms? Do you know how much you need to be saving towards your retirement to give you the level of income you want when you call it a day? Do you put money in to a pension each month but have no clue about where it’s invested or how to access it if and when required?
