3 things that won’t stop you getting a mortgage — even if you think they will 🏡👀
I hear it all the time. “I don’t think I’d be able to get a mortgage because...” And honestly? So many of the things people believe will hold them back simply won’t.
Misinformation about mortgages is everywhere, and it’s keeping people on the sidelines when they really don’t need to be.
So let’s clear a few things up.
If you’ve just started a new job and you’re still in your probation period — that doesn’t automatically rule you out. Some lenders are completely fine with it, and having a good adviser in your corner means finding the ones who are.
If you’ve got student loan debt — so does almost everyone your age, and lenders know that. It’s factored in, yes, but it is rarely the deal breaker people expect it to be.
And if your deposit feels small — a 5% deposit is enough to get you on the ladder in Scotland. You don’t need to spend years saving for 20% before you can even think about applying.
The truth is, the mortgage world is far more flexible than most people realise. What matters is knowing which lenders to approach, how to present your application, and having someone who knows the market working on your behalf.
