Couple of people have told me about a potential lead that I went to check out today. Didn’t know the address, only the name of the road. Found this house with a boarded up window then went home to do a bit more digging only to find out… it’s the wrong bloody house 😂

Drop everything❗️

Got a last minute call from an Estate Agent friend today who was out viewing a property. It needed a bit of work done to it so he called me up.

30 minutes later I was in the living room brainstorming the best way to get this sold.

Exciting day pricing up storage containers for our Assisted Sale 🙄

One of the services we included in this deal was that we would pay for the storage of the current owners belongings for 6 months from the day we start work.

This is what really helped us secure the deal. That, and being creative with the structure.

By pitching an Assisted Sale when other people were offering to buy this property outright, we were able to get the owner a better price than he would’ve got selling in its current condition. He then would’ve left with the stress of having to find a place to store all of his belongings at short notice.

The £5,000 Coffee

The best advice I’ve ever been given is “just turn up”. Whatever it is you’re trying to accomplish you’ll outperform the majority of people by just turning up.

The majority of people won’t try. And if you don’t position yourself in a place where you can achieve whatever it is you’re trying to accomplish then it’ll never happen.

By just turning up, you’re doing what 90% of the “experts” you meet won’t do (the ones who have an opinion on everything, and for every opinion they have two excuses why they haven’t followed their own advice).

Last week I had a coffee meeting with a property client. A meeting that I was convinced wouldn’t come to anything.

That morning, I woke up that loaded with the cold 🤒, fed up, unmotivated, convinced this was a waste of time, wanting nothing else than to stay in bed. But, I went along anyway.

I didn’t believe anything would come from it, but I just turned up. The result, a £5,000 deal to project manage a massive refurb.

Thing is, anyone could’ve found this deal, it’s a property that’s been abandoned for 4 years, no one else has tried to make a deal happen. No one else turned up. I didn’t do anything special, I was just there.

Currently working with a client who’s looking to sell one of their flats. They’re currently living in the flat above, and wants to retain ownership of more of the garden before selling.

We got the title deeds for the flats and drew up plans for how to split the deed to make sure they get to keep their garden space while still maximising the value of the flat they’re looking to sell.

How do we make property investing ethical?

It's easy to demonise property investors without understanding the nuances. There's no denying "slum landlords" exist but they don't speak for everyone.

One of the investment strategies we focus on is the Assisted Sale.

This is where we find uninhabitable properties that are lying empty, unable to house anyone. We then pay for a full refurb and bring the property back to life. Transforming it from a derelict shell to a family home.

Because we don't buy the property, this eliminates some costs meaning that we can get the owners a far better price than they would get if they were to sell in it's current condition.

This investment strategy gets more money for the owners, provides housing that was previously unavailable, creates local jobs for tradespeople, and most importantly, we take all the financial risk.

This property is a ground floor flat that has been derelict for 4 years.
We’re exploring an Assisted Sale for this which is an amazing strategy that allows us to get more money for the seller, as it requires a smaller initial outlay on our part.

We’re planning to convert this into a 2 bed with a high spec finish - finally making it habitable again and perfect for a family.
