Our latest project is now complete and live on the Aberdeen serviced accommodation market 😄

We couldn’t be happier how this one turned out. We’ve taken this one from a dilapidated 2-bed flat to a luxurious 3-bed appartment, all done to an incredible standard thanks to the refurb team 😮‍💨

Some great numbers on this one too, a testament to the original vision prior taking this project on. Gut renovations are not for the faint hearted 🫣

COMPLETION DAY 🥳 🏡

Pleased to say we have got our latest project over the line! This 2-bed flat in the heart of Peterhead was bought at auction, and fits our buy-refurbish-refinance to serviced accommodation model perfectly that we have deployed across our other projects 🔨

With it’s fantastic location in the town centre, with it’s own front door and ample parking, this will be be perfect for contractors and tourists alike who visit the area for work or pleasure 🏴󠁧󠁢󠁳󠁣󠁴󠁿

It wouldn’t be property if there wasn’t issues along the way, and today we found out the keys were ready for collection from the sellers solicitors… 200 miles away 🔑 🤣

Our Aberdeen serviced accomodation project has been staged and is ready to hit the market! We couldn’t be happier how this turned out, a fantastic renovation carried out by and , before being handed over to the amazing Claire from to stage the property ready for guests!

I think you’ll agree this property looked amazing, giving a luxurious home from home for tourists and contractors visiting the city 🏙️ 🏴󠁧󠁢󠁳󠁣󠁴󠁿

Progress Updates 🏡 🔥

Back to the work after a fantastic time off! It was great to check in with our various live projects on the property side. The teams we have in place to undertake the works have been flying of late👷‍♂️💼

With 1 project renovation complete and staged, 3 more ongoing, as well as a new purchase due to complete next week, it has been all go. Check out some pics on this post, we couldn’t be happier how things are progressing 🤩

To top off the time at home I presented to the SJA Property Community. This involved giving them an overview of our property journey to date, as well as detailing our deals complete and lessons learned along the way. It was great to reflect back to see how far we’ve came 🙇🏻‍♂️

We have had a fantastic result on our latest project, with the confirmed end value exceeding our intial projections 🎉

This is a testament to the work undertaken on the refurb, which included a new kitchen, new & extended bathroom, full gas heating system (inc new gas supply to property), 3rd bedroom conversion, as well as a full redecoration throughout 🔨

The remortgage lender’s survey has confirmed an end value of £160k, which confirms this to be a rare “unicorn” all-money-out deal for ourselves 🦄 💸

High level project breakdown is as follows:

Purchase: £61.2k
Refurb: £40k
Taxes, Interest & Fees: £15.1k
Total Costs In: £116.3k

End Value: £160k
Remortgage @ 75% LTV: £120k
Money Left In Deal: -£3.7k

This will now turn over to the serviced accomodation market and should cashflow nicely ✅

We have several new refurbishment well projects underway, one of which should have even better numbers than the above 🤩

Due to this strong backlog of projects, as well as an exciting pipeline for 2025 and beyond, we are currently raising private investor finance 💰

We are thrilled to announce the EPC success of our recent project! 🎉✨

Our hard work has paid off as we’ve managed to improve the EPC rating of this 1900’s property from an E to a C. 🌿🏡 This means our property is now more energy efficient, reducing our carbon footprint and making our home much more sustainable.

PROJECT 1 BEFORE & AFTER 🙌🏻🤩

We are thrilled to get our first refurb over the line, and what a transformation it has turned out to be 🏡

We have turned this severely dated and uninhabitable 2 bed flat into a luxurious 3-bed appartment, ready to service the short-term rental market in Aberdeen 🏴󠁧󠁢󠁳󠁣󠁴󠁿

A huge shoutout to the team at SJA, who project managed this one on our behalf. We think you’ll all agree they done an incredible job! 🌟

Now it’s straight onto the refinance process, with the surveyor in today. Fingers crossed for a strong valuation 🤞🏻

COMPLETION DAY (Again) 🏡 🏴󠁧󠁢󠁳󠁣󠁴󠁿

We know what you’re thinking, we’ve already completed on this property… This isn’t entirely the case! Whilst we previously purchased the upstairs appartment in this block (the refurb of which is just finishing up), we’re thrilled to announce we’ve now completed on the downstairs too!

Both properties went on the market at the same time, and infact both went to closing date on the same day 🫨. We couldn’t afford both at the time so stuck our offer in on the upstairs (due to us believing there was less competition), and thankfully our offer got accepted🤩. What was peculiar is that a few weeks later, the downstairs property wasn’t ‘under offer’. We were then able to capitalise on the situation, and offer on the downstairs free from the pressure of a closing date.

By structuring the offer based on a ‘delayed completion’, we were able to negotiate a period of time post-completion on the upstairs property, which allowed us to arrange additional funds to complete the deal 💸

We were actually due to complete on this property during the first half of the year but various delays has pushed it back til now. Not to worry however, as armed with the learnings of the upstairs refurb, we’re now better prepared to crack on with a (hopefully) copy & paste 2-3 bedroom conversion project on the downstairs 🔨

This wouldn’t have been possible without learnings and knowledge gained from the property networks we are involved with. By leveraging the experience and expertise of those around us, we have been able pull off this deal and taken ownership of both (all) appartments in the block, which brings with it it’s own long term advantages.
