Dorset Chamber.. A bit of Give and Take.....

Last week I attended the Bank of England briefing organised by Dorset Chamber, this insight to how the Bank thinks, reacts and visualises the future economy gives me a fantastic understanding of the economy which in turn helps me steer and guide my clients, this is one of the great beneifits of membership. Then this morning I attended a new members coffee morning where I discussed how the Board Members and Ambassadors help to steer the Chamber and also a brief presentation on networking and growing your business, this was hosted professionally by Emma Inkster and backed up by Donna Hart Caroline Sharp and Elizabeth Hearn.

The UK government has announced a package of reforms to the homebuying and selling process in England, with measures designed to reduce transaction times, lower costs and decrease the rate of failed sales.

The reforms, announced today, include a requirement for sellers and estate agents to provide key information in upfront "sales packs" at the point of listing, covering a property's condition, leasehold costs and chain status. Earlier binding agreements will also be introduced to reduce the number of parties withdrawing from negotiations without legitimate reason.

A new Code of Practice for estate agents will be established, with proposals for mandatory qualifications also under consideration.

Afternoon all, the bank of England have cut interest rates by 0.25% so it now stands at 4%. As always lenders have priced most of this in so I do not expect much movement in fixed rates but of course nothing is for certain.👍

Despite the enthusiastic reporting I’m afraid that when the Bank of England lowers its interest rate it doesn’t have a direct effect on mortgage fixed rates. Obviously, it does affect variable and tracker rate mortgages but the lenders and banks make their own decisions concerning the fixed rates.

Having said this, they do take serious view of what the Bank of England do and in this instance have already factored in these rate reductions over the last couple of weeks and predictions are that rates will continue to reduce, all be it be very slowly for the he remainder of the year. It’s extremely difficult for the Bank of England to get interest rates perfect as they are continuously fighting inflation on one side but also want to stimulate economic growth etc on the other, so it’s quite a juggling act at the moment, especially with all the foreign influences such as American politics and international conflict.

As always, it’s so important to shop around and speak to a professional mortgage broker, going direct to lenders is often not the best option ! ( I would say that though)…..
