😮 100% mortgage for First-Time Buyers 😮

🏠 A high street mortgage lender has today introduced a mortgage product whereby First-Time Buyers can buy a property without a deposit. This is the first mortgage product of this kind since 2008.

⚠️ Key points to consider:

1️⃣ As mentioned, this is eligible for First-Time buyers only.
2️⃣ You also must be able to evidence 12 months consecutive on-time rental payments - this has to be to a professional landlord i.e. rental payments to your parents/friends wouldn't be accepted
3️⃣ The product on offer is fixed for 5 years and the interest rate is higher than the average fixed rate products currently available on the rest of the market.
4️⃣ The property market can be volatile so, like any investment/purchase, there are risks associated with this. You should carefully consider your options before making any sort of decision relating to buying property.

Today, the Bank of England base rate has risen a further 0.5% up to 3.5%. This is a 14 year high.

🥵 Another busy week at Howard Taylor Associates is drawing to a close, this week we've helped First Time Buyers, Home Movers, Remortgagers, Portfolio Landlords and Equity Release clients fulfil their financial needs.

📅 The Bank of England were due to meet again last week to discuss interest rates, this was postponed due to the sad news we had about HRH Queen Elizabeth II. The new date has been set for Thursday 22nd September.

💰 If you aren't currently on a Fixed Rate with your mortgage provider, or your fixed rate is due to expire before the end of January, you are at severe risk of your monthly payments increasing on your mortgage again. With this in mind, we are committed now more than ever to helping every single person that comes to us to ensure your payments are kept at a minimum.

🚨 BANK OF ENGLAND BASE RATE INCREASE 🚨

📈 It is well publicised that over the last 6 months, the Bank of England base rate has steadily risen and is currently 1.25%. On 19th March 2020 this was as low as 0.1% to help control the economic shock of the Covid-19 pandemic.

🗞 If you are on a Standard Variable Rate or a Tracker Mortgage, you really should start to think about putting yourself onto a Fixed Rate. News outlets are reporting that the Base Rate could increase by 0.5% tomorrow (Thursday 4th August 2022), with a further 3 Bank of England MPC meetings scheduled this year. This could mean the Base Rate could be as high as 3.25% by 15th December 2022.

A feel good story for a dull Thursday morning 😆☔️

A client came to us after dealing with another broker for 2 weeks and getting nowhere. The broker was proposing to charge the clients a fee and didn't explain the process in full to the client, or what was needed, and didn't give them their best option in terms of mortgage product. Time was running out for the clients as they needed to complete on their sale and purchase within a narrow timeframe otherwise they'd have lost their buyer.

This morning, we received the following from the client after helping her move into her dream home with her husband, and not charging them a fee:

"Just wanted to say the biggest thank you to you both for helping us get this mortgage. You both (Howard and Ed) were amazing and so helpful and also so quick which I personally loved being an impatient woman!! :). Sitting in the new place having a cuppa and still can't believe we did it. So so grateful to you both."

🗣 "The Bank of England base rate has gone up again.. what does that mean for my mortgage?"

This is a question we've had a LOT from clients since BoE announced another 0.25% increase on the base rate. But what does it actually mean for your mortgage?

If you are on a Tracker/Variable Rate Mortgage -

You should look at going onto a fixed rate as soon as possible. The Bank of England base rate is on the rise and rumours are that they will continue to rise. If your income is lower than it was when you first took out your mortgage, there may still be a way to get you onto a fixed mortgage.

If you are on a Fixed Rate Mortgage -

You don't need to do anything for now. But if your Fixed Rate expires within the next 4-5 months, now is the time to start planning ahead. Fixed rates are also on the rise, so it is best to try and secure something now before the inevitable increase.

**CHARITY EVENING**

Our very own Ed Taylor is cycling on 29th April from Selhurst Park, London to St Mary's Stadium, Southampton (100 miles) to raise funds for Palace for Life Foundation.

We have organised a Charity Evening at The Donkey in Elstead next Wednesday 30th March at 7.30pm to help raise funds for this. Culinary choices are Curry, Lasagne or Vegetarian/Vegan option (to be confirmed). Cost is £15 per person, £5 of which will go to the charity.
