Today, I am offering you my 5 top tips to consider before you start booking viewings.
1️⃣ Do your homework first
Don’t just scroll the headline and click “book viewing.”
Study the full listing, floorplan, photos, and location. Check things like parking, garden size, layout, and nearby amenities.
👉 If it’s already missing something you must have, don’t waste your time (or the owner's).
2️⃣Check your finances are ready
Before booking anything, know where you stand.
Agreement in Principle in place?
Deposit ready?
Budget realistic for the area?
If not, you’re browsing… not buying. And good properties won’t wait.
3️⃣ Understand the local market
Look at what else is for sale (and what’s already sold).
Is the property priced well?
Is it the cheapest, or suspiciously expensive?
This gives you context before you even step through the door, and puts you in a stronger position later.
4️⃣ Ask key questions upfront
A quick call or message can save a wasted trip. Ask things like:
Why is the owner selling?
How long has it been on the market?
Any known issues?
What’s the seller’s position (chain, onward purchase, etc.)?
👉 A good agent will give you straight answers. If they dodge… that tells you something too.
5️⃣Be realistic about your needs vs wants
Everyone wants the “perfect” home… but be honest with yourself.
Know your non-negotiables (location, bedrooms, parking),
and where you can compromise (decor, kitchen style, etc.).
👉 Otherwise you’ll spend weeks viewing homes that were never right in the first place.
If you follow these 5, your viewings become more focused, more productive, and far more likely to lead to an offer, instead of just another wasted Saturday.
