Kitchen Layout: We have now finalised the kitchen layout, optimised for functionality and modern aesthetics. This will also include splashback tiling for a clean and durable finish.
Bathroom Specification: The bathroom will feature a fully tiled finish, ensuring both a premium look and minimal maintenance requirements.

Property management is about fixing the root cause. Here is a quick example.

Successful investing isn’t just about buying a property-it is about how you take care of it.

Recently, one of our tenants reported damp in a bedroom. Some people might just paint over the spot, but we don’t believe in ”quick fixes.” We look for the real reason behind the problem to protect the value of the building.

The Process:
-Finding the problem: Our letting agent’s regular inspection reports flagged the issue immediately.
-Finding the cause: We sent our trusted local contractor to the site. It wasn’t just ”damp”—it was a leaking chimney (see image).

Taking action: We decided to remove the chimney completely. This solves the problem once and for all and prevents future costs.

Great Teamwork: This was a successful team effort. By working closely with the letting agent, our roofer, and the tenant, we moved fast. Clear and transparent communication made the whole process smooth for everyone involved.

When you have a reliable network with the same values and ambitions, problems get solved the right way. The result? A dry home, a happy tenant, and a safe investment.

1st Fix Joinery: Completed across the extension area. It’s a great milestone as you can now really see the new rooms and spaces taking shape.

📅 What is happening next week:
Electrical Infrastructure: 1st fix electric prep work will commence.
Plumbing Systems: 1st fix plumbing to the extension area to be finalized.

Another productive week at Project Gladstone is in the books. We are moving steadily through the ”1st fix” stage, ensuring every structural element meets our high standards before moving to finishes.

Key milestones reached this week:

☑️ Structural Integrity: Extension roof repairs have been successfully completed, rectifying the previous damp issues and securing the building’s longevity.

☑️Interior Progress: 1st fix joinery is now complete across the main house.

Looking ahead: Next week, we shift our focus to the extension’s joinery and begin the critical 1st fix electrical prep work.

Weekly Wins:
* Wall Prep: Full preparation of all walls is complete ahead of the first fix joinery.
* Plumbing: Pipe chasing is finished and radiator pipes have been adjusted.
* Demo: Bathroom tiles have been completely removed to prepare for a fresh start.
* Logistics: Supplies for the next phase are already on-site and ready to go.

The Strategy: Our goal for this property is a heavy refurbishment to add 85-90% in capital value. Once the transformation is complete, we will move to the rent and refinance stage of our BRRR strategy.

What’s next? Next week, we tackle the first fix joinery and start the extension roof repairs.

- Electrics: 1st fix electrics are officially on the books. ⚡
- Roofing: The festive season slowed the roofer down a tiny bit, but the quote for the rear repair is arriving Monday.
