😬 “£150k profit… but the lender still saw their income as ‘£0’. Here’s why.”

📩 I spoke with a client recently — a scenario I see quite often with limited company directors.

🗣️ Client: “Sam, the business is performing really well… profits are solid. But the lenders I approached directly treated my income like it barely exists.”

🤝 Me: “How are you paying yourself?”

🗣️ Client: “Small salary. Modest dividends. Most of the profit stays in the business.”

🧠 That’s where the issue was.

✅ What many directors don’t realise

Your company can be profitable… yet your mortgage application can still appear weak because many lenders only count:

Salary ✅ + Dividends ✅

They don’t automatically include retained company profit.

🔍 What changed after I reviewed the accounts

After going through the company figures, the real affordability strength was clearly in the retained profit.

Some lenders will consider company profits for directors — but criteria varies:

• Some use profit before tax
• Some use profit after tax

🛠️ What we did

We selected a lender that could use profit after tax and presented the case clearly so the underwriter could see the full picture.

✅ Outcome

Once the income was assessed correctly, the borrowing potential looked far more realistic.

🏢 A successful company doesn’t always equal 👤 acceptable income for a lender.
It comes down to lender criteria and how the case is structured.

If there’s one single piece of advice I could give to anyone buying a home, it’s this:

Do not choose your solicitor based on price alone.

The lure of an online conveyancer offering bargain fees is strong, but in reality, these cut-price firms often cost buyers dearly in time and stress.

Instead, find a good, local solicitor.
Someone you can speak to face-to-face if things go awry..

If you don’t know where to start — ask a friend, your agent, or ask me. Please don’t leave one of life’s most expensive, never mind stressful transactions in the hands of a faceless call-centre.

If this helps even one person avoid a conveyancing nightmare, I’ll have done my job - helping people.
