Ward Group Investments has secured unanimous planning approval for a 45-bed purpose-built student accommodation (PBSA) scheme in Durham, transforming a prominent former Durham County Council office site that stood vacant for 12 years.
The scheme, delivered by group company Viaduct Residences Limited, was approved following extensive pre-application work and collaboration with Durham County Council, Durham University and City of Durham Parish Council. The development supports the city’s long-term vision for high-quality student living while helping to ease pressure on the private HMO rental market.
The project will deliver 45 high-spec studio apartments alongside premium amenities, including a residents’ gym, landscaped study garden and cinema room, as well as enhancements to the building’s external appearance and surrounding public realm.
The development will also include new office space, forming the future headquarters for Ward Group Investments and reinforcing our long-term commitment to Durham.
Planning contributions will support improvements to local pedestrian routes, enhancing accessibility for both residents and the wider community.
Construction is expected to begin in early summer 2026, with completion targeted for the 2027 academic year.
This marks another step forward in Ward Group’s growing portfolio of student accommodation and mixed-use developments across the North East.
