Everyone talks about deal sourcing like it’s just finding something online and firing it off to investors. Easy, right?

Not quite.

This past year, Daryl and I have been working hard to turn DL Taylored into something that actually holds weight. That means tightening how we do things, and being honest about where we can improve.

It’s everything from how we speak to agents, to how we present deals, to how we follow up when things go quiet.

We’re focused on getting consistent.
Making sure the numbers stack.
Making sure the info is clear.
Making sure the deal actually suits the person we’re sending it to.

We want DL Taylored to be the kind of name people trust.

This year is about putting that reputation in place.
Deal by deal. Message by message. Viewings, follow-ups, rejections, all of it.

That’s the stuff no one sees. But that’s how a real sourcing business gets built.

Daryl and I have both spent years in the trades. Fixing up bars, sorting problems, jumping in when things go wrong. But now we’re stepping into something bigger.

This year, we want to take on our first full refurb and actually manage the whole thing ourselves.

Not just doing bits of the build. Not just passing the deal on. We’re talking full project:

From offer accepted to completion

From lining up the trades to managing the budget

From start to a clean, finished product

It’s the next step for us and for DL Taylored.

This is where we take everything we’ve learned, from maintenance, sourcing, and the madness of juggling day jobs , and actually build something that’s ours.

We know it won’t be perfect. But we’ve got the tools, the graft, and the patience. And that’s a solid place to start.

We had a deal lined up not long ago.
Everything looked good. Conversations flowing, numbers stacking, all moving in the right direction.

Then one small detail came up. One of those technical things that doesn’t feel big until it is. And just like that, the whole thing fell through.

Honestly? That one stung.

It’s not just about the money or missing out. It’s more about how close we were. The time we put in. The excitement. And then boom, nothing.

But here’s the thing. Instead of making us doubt, it gave us clarity.

This year isn’t about “almost”. It’s about actually getting one over the line. Fully wrapped. Delivered. Done.

We’ve learned loads through sourcing, how to spot the right deal, how to work with agents and investors, how to bounce back quick. But now we need the result.

And I’m not here to hype it up for the sake of socials. I just want that first deal in the bag so we can say, “Cool. That worked. Let’s go again.”

Let’s see what 2026 brings.

You can’t fake patience.

We’ve tried moving fast before. Skipping steps. Rushing the outcome.

It never holds.

This time, we’re doing it differently.

The systems we’re building, we want them to last.
The deals we’re chasing, we want them to match our standards.
The reputation we’re growing, we want it to stick.

It’s not easy watching others sprint ahead.
But we’re not here to race.
We’re here to build something we’re proud of.

And that takes time.

Most of the real work happens when no one’s watching.

The late nights after work.
The admin no one talks about.
Learning the market.
Chasing agents.
Taking calls that go nowhere.
Trying to figure out how to say what we do, and who we do it for.

It’s not glamorous. It’s not loud.
But it’s what moves this forward.

We’re not just waiting for a deal to land.
We’re building something solid, so when it does land, we’re ready.

The first deal still hasn’t landed.

But if we’re honest, we’ve gained more than we expected already.

We’ve built trust in each other.
We’ve started showing up even when it feels uncomfortable.
We’ve laid out systems we can rely on later.
We’ve backed the words we said at the start, even when it’s been quiet.

There’s progress in that.

And if you’re in the same boat, waiting on that first win, wondering if the work’s worth it, don’t let the silence fool you.

This is the part where most people stop.
We’re choosing not to.
