Welcome to Freedom Financial, Michael Watt!

Delighted to have Michael start with us this week as a mortgage adviser.

I've known Michael since 2018 and he worked with me briefly in 2019 before getting the opportunity to join Dundee tech startup Snappy Shopper when they were in their infancy. Michael helped them scale up to the 150 person, UK wide business that they are these days. Great to have him back now!

Michael has the certificate in mortgage advice but is also waiting on the results to his final exam to achieve the Diploma in Regulated Financial Planning from the CII.

It's great to be continuing to expand the team at Freedom Financial to ensure we are offering the best advice and service!

It's Election Day!

Politics can have a drastic effect on the property sector as we know from past and present experience.

These elections seem to be one of the most hotly contested in a long time, with the political landscape seeming to splinter and support being spread amongst other challenger parties.

So what do the elections mean for landlords?
The Scottish Association of Landlords produced a very informative document that summarises the manifestos each main party and also specifically what they outline regarding the private rented sector. I've collated them and shared them below.

What are your predictions for who will win the Scottish Parliament Elections?
If it's SNP (winning in the polls) - what do you think of their plans in their manifesto?
They have been a bit of disastrous for landlords.....

Self Employed and want to get a mortgage? Documents are the key to unlock the door. 🔑

Lets talk documents…. maybe mundane but they are of critical importance to everything we do.

When you have your documents ready and in order, everything becomes more efficient and we can move forward faster.

So, what documents does a self-employed individual need to have ready?

1. Photo ID (Passport & Drivers License)
2. Last 2 years Tax Calculations and matching Tax Year Overviews.
3. Latest Company accounts
4. Last 3 months Personal Bank Statements
5. Last 3 months Bank Statements for Ltd Company Accounts
6. Proof of Deposit
7. Credit Report – (CheckMyFile is the one we recommend)
8. Portfolio schedule if you are a property investor
9. Home report / details of the property you are interested in along with selling agent details.

Taking out a mortgage is a big decision, so its important to understand what is required to give you the best chance of getting the mortgage that best suits you.

A Scottish investor rushed into a bridging loan with no exit plan — and it cost them £20,000 in delays, daily interest, and extension fees.
Bridging isn’t the problem.
Using it without a proper exit strategy is.
Always plan your exit before you touch the finance.
If you’re using bridging in 2025, save this post — it’ll save you money.

Base rate cut to 3.75%!
Welcome news from the bank of England. Inflation down from 3.6% to 3.2% but still higher than the targeted 2%. Close call with 5 votes to 4 opting to reduce rates.
What does that mean for us? We have already seen many lenders reduce rates this week, it doesn’t mean products will now be 0.25% cheaper for most people as fixed rates factor in what the cost of borrowing will be over that period.

TMW now allow minority shareholders!
Maximum 20% shareholding individually, must be 21 years old, up to 4 shareholders with a maximum 25% shares between them.
Minority shareholders do not need to be part of the mortgage application, won’t be credit assessed or need to sign a personal guarantee.
Its great to have to now have an option where someone wants to be part of the company but doesn’t want to go through the underwriting process.

I get asked this all the time — “Should I wait for rates to drop?”
Truth is… waiting can cost you more than moving.
A good deal today will almost always beat the “perfect deal” you waited months for.
And if rates drop later, you can refinance.
If they rise, you’ll be glad you didn’t sit on your hands.
If the deal cashflows, it works.
Simple as that.

Absolutely false.
Bridging is one of the strongest tools when you need to move fast, refurb quickly, or secure a deal before everyone else wakes up.
Used properly, it can be a massive accelerator for your portfolio — not a last resort.
