We visited at the weekend to check on progress and keep on top of any snags identified to not delay the completion.

- Kitchen is now 90% complete
- Both attic rooms are now insulated and plastered
- Hallway areas from ground to attic are plastered or prepped ready for remaining plastering
- Skirting and architraves fitted to all areas
- Internal doors have been hung
- Tiling to all en-suites complete
- Sanitary wear is being installed
- Ground floor service cupboard constructed
- Scaffold to front and rear erected
- Window and door installations externally have begun
- Heating system is live, boiler and cylinder installed and all rads fitted
- All floor covering choices selected, vinyl for kitchen and en-suites. Carpets for communal and bedroom areas

Week 7 Update

What a week! Some amazing progress this week and a big catch up on areas that were slightly behind programme.

- Kitchen arrived and installation has begun
- Front attic room fully insulated and boarded as per BC requirements
- Rear attic room, fully stripped and insulation install ongoing
- All plastering complete to ground and first floors
- New door opening to kitchen formed
- Fitting of skirting and architraves to ground floor
- Shower trays to en-suites have been installed
- A long list of snagging/changes undertaken that we gave the builders following our visit last week 😬
- All ensuite furniture has been picked and ordered

Getting excited for the end results now and bringing this previously run down HMO a new lease of life and providing a home to be proud of for the incoming tenants. 🏠😍

Weeks 5 & 6 Update πŸ πŸ”¨πŸ‘·πŸΌβ€β™‚οΈ

Some excellent progress made in the last 2 weeks for the HMO.

- All false ceilings installed
- Walls insulated
- Plaster boarding to 75% of areas complete and skimming has begun
- 1st fix electrics/lighting complete
- 1st fix plumbing complete
- Fire alarm cabling run throughout
- CCTV cabling installed
- Additional cupboard space in kitchen built to hold tumble dryer and provide space for cleaners equipment
- Door entry to kitchen opened up
- Drainage to 1st and 2nd floor ensuites run
- Kitchen ordered and due for delivery in week 7

Each space is really taking shape now and we can begin to visualise the end results! 😬

As usual though things are never easy and building control attended this week. On their visit they told the builders that the two attic rooms must have all existing lath & plaster removed and 150mm insulation put back consisting of 100mm insulation board and 50mm foam backed plasterboard. Small bumps for big end goals!

It’s always good to celebrate the little wins in your business and particularly those in property! 😬

Calculated risks are taken regularly and while your mildly confident it’s still great to see things pan out how you envisaged, researched and ran numbers on. πŸ€“πŸ“ˆ

Roberts Road - was purchased just over 12 months ago for Β£65k
at what many were calling a peak in prices.
Similar properties close by in the same condition have sold since for Β£95k+

This week a property on Mansfield Road has been put up for offers in excess of £126k! 🀩

Now it is only an asking price - but will be keeping a close eye on the potential sale!

Once the existing tenant moves on from Roberts, we will be completing a full refurb to again put a lovely family home back on the market for rental! πŸ‘πŸΌ

Weeks 3 & 4

No photo update received end of last week due to the builders being a bit hectic, but we managed to get to site this weekend and meet them to check on progress.

- Works to install false ceilings to ground and 1st floor bedrooms are nearly complete. This will hide the ducting and electrics. Also helps achieve a nice level finish covering the old unlevel ceilings
- 1st fix electrics is nearly complete, all socket, cat 6, aerial positions & lighting circuits run. We reviewed and confirmed locations
- Cupboard to house boiler and cylinder built in kitchen
- Room/furniture layouts, kitchen design all finalised
- Side scaffold to enable chimney removal removed

We also:

- Visited window/door supplier to confirm designs, colours and finishes. Orders placed with first windows due to arrive in 2-3 weeks
- Visited multiple in progress sites to view finishes and discuss designs
- Met with the letting agent to review progress and discuss a possible partnership for a local entity who would be interested in taking all rooms 🀩

Week 2 Update:

- Scaffold erected to the LHS of property to enable chimney removal
- Chimney removed from exterior to first floor level
- Second floor, purlin walls taken back further to increase floor space and stud work for en-suites put up. Ceilings also lowered to create sharper lines and allow room for insulation above
- First floor, chimney removed in kitchen, stud work for en-suite in front bedroom put up
- Ground floor, all studwork erected to create bedroom 2 & 3. All stud work erected to create en-suites
- Drainage to all ground areas finished off and connected externally
-Building inspector made 1st site visit as part of the stage sign off process

Like most of the construction industry the builders are now off to enjoy Christmas πŸŽ…πŸΌ πŸ˜ƒ and will be back early January.

Next tasks will be remaking scaffold and the start of first fixing pluming and electrics 😬

HMO Update πŸ πŸ”¨πŸ‘·πŸΌβ€β™‚οΈ

Things have been pretty slow since we completed on the latest project, but we are finally underway! After obtaining planning permission to convert this existing 5 bed HMO into a 6 bed ensuite, we had the property stripped while trying to secure a builder for the main works. The full refurb started last week and we have an agreed completion date of mid March. Rooms will be available to rent shortly after this. 😁

So progress on Week 1:

- Site setup with temp services water/electric
- Existing boiler and old plumbing stripped
- New drainage for the en-suites being put in on ground floors
- Openings adjusted to the ground floor, for en-suites and new access to basement
- Existing rear door bricked up and ready for new window
- Old bathroom window within new kitchen area blocked up
- New room layouts marked out ready for stud walls

Will post progress every week and show how we’re bringing this currently run down HMO back to life!

Something a bit different this time around though. Our first HMO and an exciting journey awaits us!

Currently stands as a 5 bed and planning has been submitted to turn this beauty into a 6 bed fully en-suited property!
