A practical solution when site conditions donโ€™t go to plan ๐Ÿ‘ทโ€โ™‚๏ธ๐ŸŒง๏ธ

On this project, we needed to create falls across a plant deck to direct water to outlets; something typically done with traditional screed.

But with ongoing wet weather, achieving a fully dry surface in time for the hot melt roofing system wasnโ€™t realistic, and without that, you risk long-term issues.

Instead, we used Permascreed, delivered hot, laid in layers, and shaped to form the required falls. Once installed, it creates a smooth, rubberised surface ready for the waterproofing system.

The result is a fully bonded, watertight layer, helping keep the programme moving while maintaining quality on site ๐Ÿ‘

Most property investors are unaware that when you purchase and develop property through a limited company, you are typically defined as the client under both CDM Regulations and the Building Regulations duty holder regime.

That comes with legal responsibilities!

A common misconception is that appointing a builder or architect means they automatically โ€œdeal with compliance.โ€ In reality, the client still has duties that must be properly discharged, including ensuring competent appointments are made for roles such as:

โ–ช๏ธPrincipal Designer

โ–ช๏ธPrincipal Contractor

And if those appointments are not properly made, certain responsibilities can fall back onto the client themselves.

Another important point is that competency needs to be evidenced, not assumed.

If something goes wrong on a project, how do you demonstrate that proper due diligence was carried out before appointing designers or contractors?

This is an area where my background working within major construction companies becomes particularly valuable for investors and developers.

On a recent project, I developed a competency assessment questionnaire adapted from main contractor processes, specifically to help evidence that due diligence process correctly for my client.

Understanding these requirements early in a project can significantly reduce risk later down the line, especially on refurbishment, conversion and multi contractor developments.

Keys in hand ๐Ÿ”‘โ€ฆ but the real work starts here.

When you first step into a property, you donโ€™t always know exactly what youโ€™re going to find, or how much work it may actually involve.

What might look like a simple project on the surface can quickly reveal hidden issues.

On this one, the asbestos survey came back showing asbestos was present and needed to be removed.

That could easily throw a project off.
But I had already allowed for this in the initial numbers, so it didnโ€™t impact the bottom line.

This is where experience makes a difference ๐Ÿ‘Œ

Itโ€™s about understanding how to take a property from its current condition and shape it into a clean, functional space, while managing costs and making the right decisions along the way.
