The past few months have thrown up@some really interesting cases for me to get my teeth into.

When clients come to me with a really difficult situation, my stubborn competitive side comes out and I hate being beaten by the system.

This one had its ups and downs but we finally got it over the line and the client was super happy that I pulled it out of the hat!

Well this has been a fun 4 years.

I joined a small team, instantly felt at home, found some balance, then life changed forever with the arrival of the little man.

I’ve met and helped hundreds of clients, made some great contacts, clients and friends and I’m super keen to see where the next 4 years takes me.

It’s no secret that the Iran conflict has had an impact on rates, the headlines have been that lenders have pulled products and repriced them.

We tend to find that increases are quick and decreases are slower and more methodical.

Over the past week or so we’ve seen a sprinkling of lenders actively reducing some rates and hopefully this is a good sign to come.

Anyone else feel like they’ve aged 30 years in a week? I’ve morphed into my dad and developed his Homer Simpson style haircut

This week, I’d like to thank The Donald for never playing Risk during his childhood, or even reading a history book; it feels like he’s been outmanoeuvred by a child playing draughts!

I still can’t wrap my head around lenders valuing a holiday let, not on a projection of the holiday let income but on the AST value.

The follicles have also taken a bruising by valuers valuing a property at £205 LESS than the actually rental income the landlord is receiving, rendering it “unaffordable”

Oh, and a valuer writing in her report that the “property’s bathroom has no sanitation” and then the owner sends a 13 minute walk around video of all the toilets, showers, baths and sinks working and flushing. He just needed Khaby Lame stood next to him to express the absurdity

On a brighter note, I’m just about to exceed a personal best of written business for this month, hopefully before the rest of my hair falls out!

TGIF THE 13th

It didn’t feel like an unlucky day, but it was the busiest of Fridays at the end of the busiest of weeks

Started with a sprained knee somewhere in between a 2 and 1/2 hour footy and Padel marathon and finished with a successful flurry of mortgage applications submitted

I helped a couple with 1 years self employed accounts get a mortgage, after an affordability decline

Found a mortgage home for a couple who were buying a house with 2 kitchens- who knew that would cause an issue?

THEN, I organised a mortgage for 2 junior doctors, fresh out of university, in their first few months of rotation

I even managed to submit 4 protection cases, nothing super complicated, just good old comprehensive advice that left the clients protected and happy that I could help

decent amount of admin to do over the weekend but for now, im off to hit the CrossFit Open wod and spend some well deserved RnR with the little man
