Could buying a home be more achievable than you think? 🏡
You might be surprised at what could be possible with today’s mortgage options.
Here’s just one example based on lending currently available:
💷 Income: £40,000
🏦 Potential mortgage: £218,500
🏡 Property price: £230,000
🔑 Deposit: £11,500 (5%)
📅 Mortgage term: 35 years
And perhaps the most surprising part? This could still be with a high street lender offering some of the most competitive mortgage rates available.
Lenders are really doing what they can to support affordability, with some offering enhanced income multiples and options for buyers with smaller deposits.
That £40,000 income doesn’t have to be one person’s salary either. It could be one applicant earning £40,000, or the combined household income of two applicants.
For context, the latest ONS Annual Survey of Hours and Earnings puts median annual earnings for full-time employees at around £39,000. So, if you’ve assumed buying a home is out of reach based on your income or deposit, don’t rule yourself out before finding out what could actually be possible.
Of course, this is just an example. Affordability will depend on your individual circumstances, commitments, credit history, mortgage term, lender criteria and full application.
