Update on our progress at project number 3 👀

‘To Let’ board is up, and already a potential interested tenant in the works thanks to the lads

Decorator has been in and made a great start, aiming to have his stuff completed by this time next week 🤞🏼

Second fix electrics and plastering, plus flooring to go down and we will be almost complete 🤩

This project was funded by an angel investor who will be paid back once we refinance the property, earning a nice bit of interest over the duration of this project.

One of the best parts of the Stillington investor day was the questions.

People wanted to know:

How does the refinance work?
How is the investor repaid?
What happens if there’s a down valuation?
How do updates work?
What is the exit strategy?

These are exactly the questions people should be asking before investing.

We want future investors to understand the project, the numbers, and the process clearly before getting involved. Feeling secure and comfortable that your money is being deployed well is incredibly important.

Last week we hosted a small investor day at our Stillington project.

This is a two-bed terrace we bought for £52,000, with a refurb budget of around £30,000 and a projected end value of £110,000.

Potential investors got to see the before photos, the refurb progress, the numbers, and the exit strategy in person.

Instead, we’ve used that as fuel to keep us going and to push even further and work even harder. We’re doing this for our family, our boys and their futures. When something means that much to you, you learn to deal with the reactions…it’s all part of the game.
