Confused by all the mortgage jargon? 🏡🤔

If you're thinking about buying a house, you've probably come across terms like AIP, LTV or ERC and wondered what they actually mean!

Mortgages can seem complicated enough without all the abbreviations, so here's a quick breakdown of some of the most common ones:

📄 AIP - Agreement in Principle
📊 APR - Annual Percentage Rate
📈 SVR - Standard Variable Rate
💸 ERC - Early Repayment Charge
🏘️ BTL - Buy to Let
📉 LTV - Loan to Value

There's a lot to take in when buying a home, but you don't need to understand it all yourself!

That's where I come in 😊 I'll explain everything in plain English, answer any questions you have and help make the whole mortgage process as straightforward and stress-free as possible.

You have life insurance, but do you know who would actually receive the money? ❤️

Having life insurance in place is a great way to protect your loved ones, but have you ever thought about what happens when a claim is made?

Depending on how your policy is set up, the payout might not automatically go to the person you expect.

That's where writing your life insurance policy into trust can be worth considering.

It can help:

❤️ Make sure the money goes to the people you choose
💰 Allow your loved ones to receive the payout more quickly
🏡 Keep the payout outside your estate for inheritance tax purposes in many cases

And if your circumstances have changed since you took out your policy, such as getting married, having children or separating, it's worth reviewing who you'd want to benefit.

Life insurance isn't just about having cover in place. It's also about making sure it works the way you intended.

If you're unsure how your policy is set up, I'm always happy to talk you through it and explain your options in plain English 😊

Does using an overdraft affect getting a mortgage? 💳🏡

Using an overdraft doesn’t automatically mean you’ll be turned down for a mortgage.

But lenders may look at how you use it.

Occasionally dipping into your overdraft is very different from being heavily reliant on it every month.

When reviewing your application, a lender may consider things like:

💰 How often you use your overdraft
📉 How much of it you’re using
📅 Whether you regularly finish the month overdrawn
💳 Your other debts and financial commitments

So if you’re thinking about applying for a mortgage, don’t panic just because an overdraft appears on your bank statements.

I can look at your circumstances, explain how a lender may view them and help you find the right mortgage options for you 😊

How do you know what house price you can actually afford? 🏡🤔

A common mistake is assuming that your salary and deposit are the only things that determine how much you can afford.

But lenders will also look at things like:

💰 Your income and how much you may be able to borrow
💳 Your existing debts, loans and monthly commitments
🏡 How much you have saved for a deposit
📋 Your everyday spending and outgoings

And here's a little tip 💡

Just because a lender is willing to lend you a certain amount doesn't mean you have to borrow the maximum.

It's important to choose a monthly mortgage payment you're comfortable with, while still having money left for everything else!

I can help you understand how much you may be able to borrow and what house price is realistic for your budget 😊

If you’ve struggled to get insurance because of your health, outstanding hospital appointments or your BMI, there may still be options available ❤️

I had a client recently where insurers postponed life cover, critical illness cover and income protection because she was waiting on hospital appointments before a diagnosis could be made.

But that doesn’t necessarily mean you have to be left with nothing in place.

There are companies who offer cover without medical underwriting, so depending on the product, you may still be able to get things like accidental life cover, fracture cover and hospital cover, with cover available for children too.

And it doesn’t have to be expensive either, with options starting from around £11 a month.

It’s not the same as full standard critical illness cover, but it can be a really useful alternative if standard cover isn’t currently available.

If you’ve struggled to get insurance for any reason, reach out and I can have a look at what options may be available 😊

It feels like everyone knows someone who’s been unwell lately 🤧

Most of the time, a cold or flu only means a few days off work. But what if you were too unwell to work for longer?

Would your employer continue to pay you?
How long would your sick pay last?
And could you still cover your mortgage, bills and everyday expenses?

That’s where Income Protection can help.

It can provide a regular income if you’re unable to work due to illness or injury, helping take some of the financial pressure away ❤️

If you’re unsure where to start, I can talk you through the options, explain everything in plain English and help find cover that suits you and your circumstances 😊

What does ‘underwritten’ actually mean when it comes to insurance? 🤔

It might sound complicated, but it’s simply the process an insurer uses to decide what cover they can offer you.

They may look at things like:

❤️ Your health and medical history
💼 Your job and lifestyle
🚬 Whether you smoke/ v**e
📋 Any existing health conditions

From there, the insurer will decide the terms of your cover and how much your premium will be.

And having a health condition doesn’t automatically mean you can’t get cover - different insurers can look at circumstances differently.

That’s where I can help 😊 I’ll guide you through the process, explain everything in plain English and help find cover that suits you and your circumstances.

Have you heard of a Joint Borrower, Sole Proprietor mortgage but aren’t quite sure how it works? 🏡🤔

A Joint Borrower, Sole Proprietor mortgage allows someone else, such as a parent, family member or partner, to go on the mortgage with you and have their income used towards affordability, without them being on the deeds of the property.

This can be particularly helpful if a parent wants to help you buy but already owns a property themselves.

It can also work really well for younger buyers who are just starting out in their career. You might have recently finished uni, be in a trainee role or be in a job where your earnings are likely to increase over the next few years.

Having someone else’s income included could help with how much you’re able to borrow now, without them having to be an owner of the property.

If you think this could be an option for you, reach out and I can have a look at your circumstances and chat you through the different lender options 😊

Thinking about buying but worried about what mortgage rates are doing? 🏡📈

Mortgage rates have been moving quickly, with some deals being pulled or increased at short notice.

I’ve had two clients recently who took a few days to think about what they wanted to do, only to come back and find that the rates available to them had gone up.

If you’ve got your deposit ready and you’re in a good position to buy, it may be worth getting everything in place sooner rather than later rather than trying to time the market.

Things can change quickly, so knowing how much you could borrow and what mortgage options are available to you can put you in a much better position when you find the right property 😊
