With the country now under rule of the Labour and the reds what does that mean for mortgages?🌹

Mortgage experts “do not expect to see the volatility of the recent years” due to Labours housing and economics polices that “aim to support lower mortgage rates and greater accessibility for first time buyers”*👏🏻

So this could be good news for mortgages🤞🏻

It’s Thursday 4th July which means it’s the General Election - today is the day! Everyone at Chamelo will be using their vote today, you have from 7am-10pm today to go to your polling station⏰ Who will we have as Prime Minister tomorrow!?😱

We know it’s not the most exciting thing on your newsfeed🙈 But let us share with you a summary of the Housing Policies for the Conservative and Labour Party🏡

🔵Conservatives
- 2021 the Tories set a target of building 300,000 new homes by the mid 2020’s. Michael Gove said they will continue to commit to do this.
- Closed the Help to buy scheme in 2023 but hinted at maybe considering bringing it back.

🌹 Labour
- Announced a permanent Freedom to Buy mortgage scheme to help working people that may struggle to save a deposit
- Aims to build 1.5 million new homes in their first 5 years of government, under the following principles:
1. Any brownfield land should be prioritised for development
2. Grey belt land (poorer quality areas of green belt land) should be prioritised second
3. Plans must target at least 50% affordable housing delivery when land is released
4. Plans must boost public services and infrastructure
5. There must be no building on genuine nature spots

Of course there are other political parties, but it seems the race is very much between the two main parties again!🔵🌹

Everyone wants the rates to fall🙏🏻 The banks so more people get mortgages, anyone with a mortgage for a better remortgage and especially first time buyers who want to get a mortgage🏡

But will they fall after the general election?🧐

People always ask Pete, Director of Mortgages if he has an idea on if rates will fall and he says:

“It’s difficult to predict, and if you had 6 economists in a room none of them would agree, but if we look at the numbers - rates have been coming down and hopefully it continues on that trajectory irrespective of the next government - but sadly there is no guarantee”🤞🏻

If you take a look on the second slide it shows that there have been fluctuations both positively and negatively, which could indicate a reduction in fixed rates… fingers crossed it’s sooner rather than later!

We wish we had a crystal ball to predict the future but if you are wanting a mortgage or a remortgage around the general election time, rest assured we can help you navigate the market and secure the best deal for you🔮

Even with all this uncertainty it doesn’t mean it’s a bad time to buy or remortgage, we have access to so many mortgages and opportunities as whole of market brokers👏🏻☺️

Mortgage rates are set by lenders and are influenced by many factors. One of these is the Bank of England base rate of interest🥵

The Bank of England is a public body accountable to both the people of the UK and the government🇬🇧 In 1997 it was granted independence in certain areas so that the organisation is free from political party influence🫡

But that does mean that the Bank of England is influenced by the rate of inflation and the UK economy! So political events such as elections do cause disturbance because of the uncertainty of what the upcoming government have in store for the wider state of the economy!👀

Since the General Election was confirmed on 22nd May:

- The average fixed mortgage rate across five of the biggest lenders rose from 5% to 5.1%*

- Some lenders have increased rates on selected mortgage products , including HSBC, TSB, Barclays and Leeds BS*

So we can see that the uncertainty has caused a small increase in rates📈

Tomorrow we are going to take a look at what could happen to the base rate following the election🙏🏻

The general election is on Thursday 4th July 2024 and we want to share with our followers how the upcoming election may affect mortgage rates📊

Over the next week we will be sharing posts that may help inform you on how politics has an impact on the world of mortgages 🌎

Firstly, it’s important to note that mortgage rates are not directly set or determined by the government - rates are set by lenders and influenced by various factors in the wider economics of the country! 💷

But that does mean that political events like a general election can cause some disturbances to rates - so over the next week in the lead up to voting day we are going to share some information around how mortgages can be impacted, what the political parties are offering in terms of mortgages and what changes could occur🏡
