This is a little throwback to me in my early 20s, in the first apartment I bought in Manchester City Centre 🏡✨
I’m sharing this because I speak to so many women who put off buying a home, feeling like they need to wait for a partner, or assuming they can’t afford to do it on their own.
There’s no denying things are different for first-time buyers now, but that doesn’t mean it’s definitely out of reach.
Often, the biggest shift comes from simply understanding what’s possible for you.
Speaking to a mortgage adviser early on can give you clarity around your options, what you could afford, and the steps to get there.
You might be closer than you think 💛

Happy Easter 🐣🌸🐰🌼

During the holidays, it can feel like there’s so much pressure on parents to keep the kids entertained and create those “perfect” family memories.

But in reality, it’s not always that easy, especially if you’re trying to stay on top of bills or save for a house.

With a 4-year-old and a 1-year-old, I know how quickly the costs can add up… and even just travelling outside of your local area can feel like a stretch with the price of petrol at the moment.

Over the past few days, we’ve kept things simple and had some lovely days visiting Glebe Farm to see the baby lambs and goats and spending time at the Grange Gardens, which sometimes has free entry days if you keep an eye out.

It’s been a good reminder that it doesn’t have to be expensive to be special 😊

Has anyone got any other low-cost or local ideas to keep little ones entertained over the Easter break? 👇

I speak with so many mums who dream of spending more time with their little ones and creating a better work-life balance through freelancing or starting their own business 💛

It’s such an exciting step! But before you make the leap, it’s really important to get your mortgage sorted. Knowing what you need to be earning each month before you go self-employed gives you that extra peace of mind so you can step into your new journey feeling confident, secure, and ready to focus on growing your business ✨

Good news to start the day... a mortgage lender announcing they're cutting their 2 and 5-year fixed rates! Hopefully a sign of things heading in the right direction. Maybe this is the start of a few more to follow 🤞

Who do you turn to when you need to vent about life?

Today has been a bit of an up and down day for me. Sundays are always bittersweet - family time is so special, but come the afternoon we’re preparing for my husband to head back to camp.

I’ve also found today hard because, whilst I try to take a pragmatic approach to what’s going on in the news, seeing queues at petrol stations and the constant doom-mongering can feel overwhelming—especially as being part of a Forces family can make it hit a little closer to home.

I’ve even caught myself questioning my timing in deciding to go self-employed. As most people know, the mortgage market has been hugely affected and doesn’t seem to be slowing down. But moments like this remind me how important it is to pause and talk things through with someone who’s seen it all before. For me, that’s my mum; she's lived through plenty of uncertain times and knows that storms do pass.

So if you’re finding things tough, reach out to the people you love, take a breath, and give yourself a moment to reset.

We will get through this and there are still good times to appreciate along the way ❤️

💡 Budgeting Tips to Take Control of Your Finances 💡

With everything feeling a bit uncertain right now - rising costs, changing interest rates, and the unexpected twists life can throw at us, having a clear budget has never been more important.

A solid budget helps you stay in control and gives you the confidence to make the right choices.

Here are a few easy tips to get started:

✔️ Know your numbers
Work out exactly what’s coming in and what’s going out each month.

✔️ Separate needs from wants
Focus on essentials first (mortgage/rent, bills, food), then see what’s left for extras.

✔️ Set realistic goals
Whether it’s saving for a home, overpaying your mortgage, or building a safety net, every little helps.

✔️ Plan for the unexpected
Even a small emergency fund can give you peace of mind when life throws a curveball.

✔️ Review regularly
Your budget isn’t set in stone, check in monthly and adjust where needed.

A good budget isn’t about restriction, it’s about control, confidence, and security in an unpredictable world.

I've just had a chat with a first time buyer who asked a brilliant question... why should I use a mortgage adviser?

The honest answer is not everyone needs to use a mortgage adviser. If you've got the time, experience, and knowledge then of course it can make sense to do it yourself.

But here’s the difference when you use an adviser:

Doing it yourself ❌
• Sticking to one bank or whatever you find online
• Trying to figure out what deal actually suits you
• Handling all the paperwork and chasing things up (we all know what it's like to be on hold)
• Dealing with any issues on your own

Using a mortgage adviser ✅
• Access to a wide range of lenders
• Advice tailored to your situation
• Someone else to handle the paperwork and the process
• Support if anything gets tricky
• Someone in your corner from start to finish

Same goal — but a much smoother journey.

Today's mortgage rates are as changeable as the weather❄️☀️

Some are rising. Some are falling. And it’s changing fast.

The smart move? Review now and secure a rate, you can still revisit it if things improve but at least you have the security of knowing you've fixed should they increase further.

If your deal’s ending, don’t wait.
