In a world where everything at the moment seems to be delayed because of Covid. I have just submitted a mortgage application to Barclays and within a minute the mortgage offer has been issued.

Thank goodness for a sensible decision finally.

IMPORTANT.

Clients looking to complete by the end of June should be ideally exchanging today or Monday at the latest to ensure that funds are released by lenders in time for completion.
Some lenders are requesting 7 working days notice for the release of funds.
Although usually funds can be released sooner you are at the mercy of the lenders being in agreement.

Help to Buy Equity Loan changes.
Please be aware that the Help To Buy scheme available for New Build properites will end for Movers on the 31/3/2021. A new scheme will start for first time buyers.
So the lastest you should be applying for an equity loan with Help to Buy should be December 2020.

Due to the coronavirus, daily, lenders are changing their criteria.

Yesterday many lenders started to withdraw their rates above 60% loan to value. So unless you have a deposit (or equity, in the case of a remortgage) of 40% or more, you are unable to apply for a mortgage.

If you are able to apply for a mortgage lenders are no longer carrying out a physical mortgage valuation. These have all been put on hold.

For a payment holiday please contact your lender directly.

In light of the government‘s response to the coronavirus outbreak, the move for all lenders to provide a three-month payment holiday on mortgage payments is now in effect. If you have an existing mortgage and you would need this support please contact your lender directly as we are unfortunately unable to provide any help with this process. We will be sending our existing customers an email update regarding this.

Good morning,

With the changes to the Bank of England base rate being lowered, we are receiving a lot of emails from our existing customers, and potential new customers, asking about any lender rate changes.

So far the lenders seem to have been quite quiet.

In the last few weeks they have in fact reduced a lot of their fixed rates already.

Tracker rates will be amended in line with the lower base rate and your lender will contact you directly in due course.

Here It is business as usual and we shall continue to give you the correct financial advice with regards to your new mortgage.
