Inflation

We all feel the pinch of inflation—everything from food to holidays gets more expensive. But if you’re a property investor using a mortgage, inflation can actually work in your favour.

Here’s how: as prices go up, so does the value of your property. At the same time, wages tend to rise too, and that means rents go up as well.

Meanwhile, the amount you owe on your mortgage stays the same in ££££, but because everything else is getting more expensive, that debt becomes smaller in real terms. Even if you don’t pay a penny off, it shrinks compared to the value of your property.

To put it into perspective: if you’d bought a house in 1990 for £60,000 and took out a £20,000 mortgage (so, 66% of the value), today that same home would be worth about £260,000. Your mortgage? It’s still £20,000, but now that’s only 7.6% of the property’s value.

So yep, inflation’s tough, but it can be a powerful tool when you own property.

And here's the cool part: while property prices can go up and down, rents tend to be a lot more stable. That’s because rent usually takes up around 30% of what people earn—so as wages rise over time, rents follow suit.
What does that mean for you? More money in your pocket each year.

Let’s say you buy a place today and rent it out for £800 a month. If rents grow at just 3% a year, in 10 years that same property could be bringing in around £1,075 a month.

Sure, some costs might rise too—but if your mortgage rate stays the same or even drops (which is likely given where rates are now), most of that extra rent ends up as extra cash for you.

We’re making great strides on this refurbishment! Here’s what we’ve achieved so far:

✅ Brand-new combi boiler for improved efficiency
✅ 1st & 2nd fittings completed
✅ Freshly plastered walls for a smooth finish
✅ Electricity board neatly boxed in
✅ Stylish new doors and frames installed

• Wednesday - KDS were fortunate to attend the strategy property meeting (highly recommend, we’ll be attending the next one on 25th Jun 25) in Reading. It was great to connect with like-minded business owners, share insights, and explore new opportunities for collaboration.
