The answer is yes, and it's all to do with something called Loan-to-Value (LTV). As Martin puts it, it's the single biggest factor that dictates your mortgage rate. Here's a quick summary ⬇️

In short, your LTV is how much you are borrowing as a proportion of your home's current value.

So the lower your LTV, the lower mortgage rates tend to be.

BUT the biggest gains are when you pass these thresholds: 90%, 85%, 80%, 75% and 60% LTV.

So, where does the ÂŁ100 come into play?

Anecdotally, if you've worked hard to reach one of these thresholds, pushing AT LEAST ÂŁ100 beyond it (or even up to ÂŁ1,000) can make it more likely you will be accepted for a deal. This is because it might no longer look to lenders as though you're just scraping to get to the limit.
