Two corporate girlies trying to move into property.

Dani and I are both knee-deep in full-time careers, trying to build something on the side that eventually means we don’t have to be. The juggle is real 😅 Fitting viewings and due diligence and networking around a 9-to-5 that doesn’t care about your side hustle, also very real.

So I asked her straight. What’s the hardest part about building a portfolio at this age with everything going on?

The true optimist she is, She didn’t list the obstacles. She just said: don’t wait.
Not for the perfect moment, not for life to calm down, not for more time or more confidence or more certainty. Just start, and figure it out as you go.
We’re both figuring it out as we go. And we’re both further along than we would’ve been if we’d waited until it felt easier.

Got a message this week I wasn’t expecting.

I was asked to be someone’s angel investor after one face to face meeting.

First reaction? We’ve met once. The trust isn’t there yet.

But then I sat with it. It takes courage to send that message, especially when you come across as quietly confident rather than the loudest person in the room.

I’m not sure the timing was right. For me, trust is the foundation everything else sits on. You build that first.

But I respected it. It reminded me why I’m taking the slow road with this, here for the long run, and when I’m ready to have that conversation, the groundwork is already there. I’ve already demonstrated proof of concept.

56 days to complete. Sounds like a win. Right?

That’s modern method of auction for you.
On the surface it makes sense. Longer completion window than traditional auction, more time to sort your finance, less of that frantic energy.

What catches people out is the reservation fee. It’s non-refundable. And stamp duty gets baked into the purchase price, so you’re paying more than the number you thought you were agreeing to.

The bit that does work in its favour though, the buyer’s committed financially from day one. Fall-throughs are rare. If you’re a seller that’s genuinely attractive. If you’re a buyer who’s done the maths properly, it can still stack up.

Know what you’re signing before you sign it. That’s the bit that matters.

That was Becky Lotto’s message to a room full of women already making waves in property, and honestly, we needed to hear it.

My first move off the back of it was going to the spa with unpainted toenails. Ran out of time didn’t I, decided not to let it stop me, went anyway embracing the o’naturale

Small. Ridiculous. But mine.
Many more bold moves to come, watch this space.

I’ve since painted them, for the record. Bold has its boundaries. 😂

I drove an hour to walk through someone else’s HMO and it was 100% worth it.

Amanda at hosts open days like this to bring investors together, raise each other’s profiles, and learn in the most hands-on way possible.

This one was & her partner’s project, and they held nothing back.
Half the group toured the property while they talked through everything that went wrong from dodgy builders not fitting the roof straight, to reconfiguring the front door to meet the HMO regs. The other half got a full numbers breakdown: how they found the deal, how they financed it, what they’ve spent, and the plan once tenants are in.

Then weeks later, Louise did a follow-up session at another networking event, with pictures of the finished property. Full circle. 🙌

Seeing it in person, being able to ask questions, hearing the real story, you just can’t get that from a YouTube video or a podcast. This is why community matters in property investing.
