Not every lender is pulling back right now.

Last week felt like constant updates about products being pulled or repriced, so when something actually works, it stands out.

Fleet have just released a new range with:
📊 4.49% rates for standard and Ltd company Buy to Let
🏢 4.79% rates for HMOs & MUFBs
💷 £1,000 cashback on completion
⬆️ Up to £2,000 back with EPC improvements

On a £500,000 deal, that’s £2,000 straight back into the project.

It won’t change the deal on its own, but it does ease those upfront costs, which is where most of the pressure sits.

They’re also still one of the more flexible lenders for social housing leases, which isn’t always easy to place.

The key changes include:

• Simplified lease guidance with fewer minimum lease requirements
• No upfront lease reviews; these are now handled during the legal process
• More housing providers accepted by the lender
• Automated valuations available for suitable properties
• Social Housing cases supported across Shawbrook’s Complex Buy to Let and Structured Real Estate products

Following the update, it’s interesting to see more investors exploring the Social Housing model.

In simple terms, the property is typically leased to a housing provider who manages the tenants and day to day running of the property, while the landlord receives the agreed lease income.

Where structured properly it can be an efficient model, but as always the finance structure is what determines whether the deal actually works.
