Think you understand property performance?

All property returns ultimately comes from income.

So why, over the last 12 months, did capital growth account for most of the difference between top- and bottom-quartile fund performance?

Top quartile returned 8.9%, compared with -2.6% for the bottom quartile. Yet income returns were much closer, at 5.5% and 4.3%. The big difference was capital return: +3.4% versus -6.6%.

Could you measure it? More importantly, could you explain the apparent contradiction?
