From 1 May, all new tenancies must use the updated assured periodic tenancy agreement under the Rentersโ€™ Rights Act. Fixed terms will be abolished.

Landlords who fail to use the correct agreement could face fines of up to ยฃ7,000.

Many parents will be familiar with the term guarantor, however in recent years things have changed. ๏ฟผ

The term โ€˜guarantor mortgageโ€™ is old terminology; the modern equivalent is a Joint Borrower Sole Proprietor (JBSP) mortgage.

These types of mortgages arenโ€™t exclusively for parents helping children. Family in general may be able to support one another.

They are most commonly used for parents helping their children buy a home.

However, they can be used in other circumstances to. For example, when a couple are separating. One of them wishes to keep the home but canโ€™t afford to do so by themselves. A family member may be able to support them with this type of mortgage.๏ฟผ

Itโ€™s very common for parents to help their children with a mortgage. Guarantor mortgages are a way to boost affordability to get you onto the property ladder.

No, generally there's no difference for a self-employed First Time Buyer. You can go for shared ownership, Joint Borrower Sole Proprietor, zero deposit mortgages, enhanced affordability and even Buy to Let mortgages for property investment.

These are just some of the types of mortgage that are available. However, each lender has different criteria, and the key thing is how your income is assessed by each one and how much they will lend you. Some lenders are more favourable to the self-employed than others.

Following the recent spring budget announcement of National insurance cuts, mortgage lenders have started to update their affordability calculators to reflect the new higher disposable income.

if youโ€™ve spoken to a mortgage broker prior to the 6th April 2024, and the amount you could borrow was impacted by financial commitments or financial dependents then itโ€™s worth reaching out to see whether your mortgage affordability has improved. This could be crucial if you are looking to buy a new or first home, or borrow additional money on your current mortgage e.g. for home improvements.

If youโ€™re a first time buyer and want to buy this year, or want to get prepared for buying, get in touch. This is what I love doing, helping people realise their dreams of owning their own home.

If you plan ahead of buying, rather than aimlessly building savings, you can set a realistic target to work towards.

So often I speak to first time buyers that think theyโ€™re a million miles away from buying, when in actual fact they might only be 6-12 months, or even ready now!

Have you heard about the new ยฃ5000 deposit mortgage?

1๏ธโƒฃ ยฃ5000 minimum deposit, up to a purchase price of ยฃ500,000
2๏ธโƒฃ Up to 4.49x your household income, subject to affordability
3๏ธโƒฃ Pre-existing houses ONLY. Not new build or flats
4๏ธโƒฃ available to First Time Buyers only. If buying jointly, at least one of you must be a First Time Buyer

Due to the risk of having a small deposit, credit scoring will be harsh, meaning this is likely to only be suitable for clean credit, proven credit scores and minimal unsecured debt

What is the Own New Scheme?

Putting it simply, Itโ€™s just a new fancy name to get people excited about buying a new build. But in reality itโ€™s developer incentives either in the form of Cashback Towards the deposit, or Cashback paid to the lender to lower your interest rate, making mortgage payments more affordable.

One of the added benefits is that some lenders will use the 5% deposit incentive even if you donโ€™t have your own 5% from savings or gift.

Whilst these incentives will help you get in the ladder, my concern is that they are just hiding the wider issue of new build house prices!

In my area 2 bed new builds sold for ยฃ300,000 with 5% cashback in 2023.

However, in 2023 a new batch of houses to be built came on the market for ยฃ350,000 - ยฃ375,000 and of course no one is buying them.

If they now start offering the Own New incentives, by all means take the incentive but you must negotiate the asking price.

Second hand 2 bed houses sell closer ยฃ285,000 in my area, so you cannot be paying ยฃ65,000 to ยฃ90,000 more for a new build!

Developers try to sell off plan so remember, if the house is half built or built, they will be desperate to sell!

How do I repay the HTB loan with my mortgage?

1๏ธโƒฃ Speak with a broker to complete affordability checks and to find a suitable lender

2๏ธโƒฃ have your properties valued by an RICS Surveyor. The value you determines how much you owe HTB based on the percentage loan you took out

3๏ธโƒฃ Apply for the mortgage, provide the HTB redemption statement

4๏ธโƒฃ Remortgage solicitor completes the transaction, redeeming the HTB loan for you. Usually standard fees are covered by the lender, however, additional fees are charged for the work involved. Target also charged fees to cover admin costs, for their co-operation

HTB / Target arenโ€™t always efficient, so itโ€™s important to be on the front foot, following up on emails with regular phone calls
