I don't often post reviews, but the below is one i am particularly proud of. This client was told she couldn't get a mortgage and her dreams of buying a house for her and her children for their future were all but gone. The below is the importance of using a broker, with whole of market access and also getting a second opinion if you aren't achieving your desired outcome with the first you speak to.

Bank of England Base Rate Update – What It Means for Your Mortgage

The Bank of England has announced a change to its base rate, now set at 4.25%, down from 4.5% previously.

What does this mean for you?

• Tracker Mortgages: Expect immediate changes in your monthly payments, as these follow the base rate directly.

• Variable Rate Mortgages: Your lender may choose to adjust your rate—keep an eye out for notifications.

• Fixed-Rate Mortgages: No immediate change if you’re in a fixed term, but future deals may be affected.

You may have seen the new 100% mortgage that has become available this week. Here is the main qualifying criteria;

- Each applicant is a first time buyer
- Each applicant is 21 or over
- Less than 5% deposit available
- Each applicant has no missed payments on debts/credit commitments over last 6 months
- Maximum borrowing up to £600,000
- No new build flats
- Proof of 12 months rental payments in a row, over the last 18 months
- Proof of 12 months utility bill payments in a row, over the last 18 months

This week the Bank of England increased the base rate again, by 0.25%, to 4.25%.

However, the average fixed rate mortgage is now sitting at a 6 month low so not always a guarantee that the rise of the Base Rate will have the same affect on fixed rates.
