🏠 Landlords, Are You Ready? The Renters’ Rights Act 2026:

From 1st May 2026, the UK private rental sector will undergo one of the most significant reforms in decades with the introduction of the Renters’ Rights Act. These changes will reshape how tenancies operate, how landlords regain possession, and how rent increases are managed.

Whether you are a landlord or tenant, understanding the changes early is essential to avoid compliance issues and unexpected risk.

🔑 Key Changes Under the Renters’ Rights Act.

1. ❌ Abolition of Section 21 “No-Fault” Evictions.

* Landlords will no longer be able to evict tenants without providing a valid legal reason.

➡️ Evictions will instead rely on updated Section 8 grounds (e.g. rent arrears, selling the property, or landlord occupation).

* Impact: Landlords must ensure stronger tenant selection and documentation from the outset, as regaining possession becomes more structured and potentially slower.

2. 🔁 Fixed-Term Tenancies Ending.

* All new and existing tenancies will transition into rolling periodic agreements.

➡️ Tenants can leave with two months’ notice at any time.
➡️ Landlords can only end tenancies using valid statutory grounds.

Example impact: A landlord planning a fixed 12-month investment cycle may instead face a tenant leaving after 6 months, potentially creating void periods and re-letting costs.

3. 📈 Rent Increases Restricted

* Rent increases will generally be limited to once per year, and tenants will have the right to challenge increases they believe are above market value via tribunal.

Example impact: A landlord attempting to align rent with rising mortgage costs mid-year may now have to wait or risk a legal challenge.

4. 🐾 Stronger Tenant Rights

* Improved rights to request pets (refusals must be reasonable)
* Restrictions on upfront rent demands
* Stronger protections against unfair eviction practices

5. 📄 Mandatory Government Information Sheet

* Landlords will be legally required to provide tenants with an official Government Information Sheet explaining the new rights.

The Allianz Sports Fund is back.

Does your club need funding support? The Allianz Annual Sports Fund is offering grants between £500 - £3,000 to help grassroots clubs like yours! 🎉

✅ Your sport must be part of the Olympics or Paralympics (we can check eligible sports)
✅ Your club must be registered with your sport’s National Governing Body

If this sounds like your club, as an Allianz partner we’d love to nominate you! Once nominated, you’ll receive a simple application form to complete, just let them know how the grant would help your club, whether it’s for:

While it’s true that these projects can improve the feel of a garden, it’s also worth noting that they will likely increase the cost of repairing or building your property if you need to make a major claim. Insurers usually need to be made aware of any new additions like this to the garden so they can update your sums insured accordingly.

Fire pits and outdoor heating

Even in summer, it can get cool, especially in the evenings. Fire pits and other outdoor heating arrangements can help alleviate this issue, however, they can increase the risk of accidental fires too.
Some insurers might look for certain safety measures to be put in place, such as using spark guards, making sure you follow manufacturer guidelines, keeping a safe distance from existing structures and disclosing the new fire pit - especially if it’s built in or permanent.

Ponds, pools and other water features can add tranquillity and character to your garden, but they can also be seen as a hazard due to the higher risk of slips or drowning incidents. Some insurers class these additions as non-standard features meaning homeowners must notify their insurer before they install them.

How garden renovations can affect your home insurance

Even projects that seem fairly small can have some big impacts on your home insurance. Here are some of the ways garden upgrades can impact your cover:

Disclosure requirements - Many home insurance policies ask homeowners to report renovations or new garden structures. By failing to do this, you could invalidate a future claim.

Liability risks - If someone gets injured in your garden, as the homeowner you could be held responsible. Features like outdoor play equipment, water features, and uneven decking can all increase the likelihood of accidents happening.

Why? ❗ If it is, travel insurance may not be available, or coverage could come with restrictions.

As of early March 26, we are seeing insurers who cannot issue new single-trip policies for certain destinations, including:

To help minimise damage to homes and businesses, we recommend carrying out a few simple checks before conditions worsen:

✅ Secure or bring indoors loose outdoor items (bins, furniture, signage, tools)

✅ Check fences, gates, sheds, and outbuildings are stable

✅ Close and secure windows, doors, and garage doors

✅ Clear drains and gutters where safe to do so

✅ Park vehicles away from trees, fences, unsecured structures & away from possible slates coming of buildings

⚠️ Important insurance reminder:

Items such as gates and fences are often not covered for storm damage under many insurance policies, so taking preventative action now could help avoid uninsured losses.

Most importantly — please stay safe. Avoid unnecessary travel during severe conditions and never attempt repairs while winds are strong.

Anyone noticing anything weird going on around the football club area 10.30pm last night get in touch with the club.
Anyone nearby with cctv or doorbell cameras please check them 👍

We are really devastated to announce that during the night someone has broken into Bude Town Football Club and has stolen our tractor.

This is an absolute hammer blow to us as it is probably our clubs biggest asset and crucial for players of all ages from near and far to be playing football in our town and community.

Please, if anyone has any information, has seen or heard anything or if anyone has any Ring doorbell footage around the Broadclose area, we would really appreciate hearing from you.

Other clubs have been hit over time and we always made sure that we were as secure as possible with the tractor kept in a double locked shed.

With the amount of hard work and man hours from the club volunteers into raising money to maintain our club, for this to happen is just gut wrenching.

We will make further comments in due course.
