Back in Poole to check in on our mixed-use project, while it's going to be a great cash-flowing project when it's finished, the conversion has been extensive, and we uncovered a number of structural issues in the building whilst opening up.
As a result, several internal walls have been rebuilt, and a few more steel beams have been added.
While not great and adding to both time on site and project costs, sometimes, when undertaking bigger conversions like this, you find issues that you can not just ignore.
When investing, look at the long game. We undertake refurbs with the view that we will be keeping this building for the long term with our JV partner, and the extras spent now will make a considerably better investment property over the long term for us.
