Being Grade 1 Listed definitely comes with some challenges, but alongside that, it also offers an opportunity to create something very special.

After 50-odd years as an office, the building has a lot of potential, which we are planning on unlocking through reconfiguration and a full refurbishment program.

Back in Poole to check in on our mixed-use project, while it's going to be a great cash-flowing project when it's finished, the conversion has been extensive, and we uncovered a number of structural issues in the building whilst opening up.

As a result, several internal walls have been rebuilt, and a few more steel beams have been added.

While not great and adding to both time on site and project costs, sometimes, when undertaking bigger conversions like this, you find issues that you can not just ignore.

When investing, look at the long game. We undertake refurbs with the view that we will be keeping this building for the long term with our JV partner, and the extras spent now will make a considerably better investment property over the long term for us.

We have been busy starting a number of new projects recently. Here is Kensington Lodge, formerly part of the Hotel across the road. In more recent times, it was run as an 11-bed HMO, but, as with a number of these buildings, it gets dated, and that's where we come in.

Acquired for a client, we have optimised the scheme to create more rooms, and with a renovation schedule to upgrade en-suites, and redesign the entire living space, it's going to turn this into a modern coliving building in a prime Bournemouth Location.

We are underway, the first property refurbishment and conversion in our Bath Portfolio Acquisition is now well underway. We are looking forward to refurbishing half of this street over the next couple of years.
