Last week we completed on a loan for a new client who bought this 3 bed house and will convert it into a 6 bed HMO all with en-suites.

We lent 78% day loan with 100% of the build costs, which consists of internal reconfiguration and full back to brick refurbishment.

We have been redeemed on a ground up development loan with one of our regular clients.

On this new build 5 bed HMO, we funded 75% of the land value and 100% of the build costs, with brokering the exit with Rely on a commercial valuation.

We lend on commercial property too!

We’ve completed on a bridging loan today for a new client on this pub is Bristol, the client will complete the kitchen installation and refurbishment of the upper floors then refinance on to a commercial mortgage.

Following the redemption of our loan, we also repaid our investor who participated in to our loan.

Our bespoke Participation Agreement enables investors to earn 10% interest per annum on their money, which is conveniently paid monthly,

We have been redeemed on our loan today on this 6 bed HMO conversion in Bristol. Completion to completion was under 6 months which is a testament to the borrowers build team and project management.

We lent 80% of purchase price and 100% of build costs to support the developer covert a 3 bed house which was their 2nd loan with us.

The property has now been let on a 5 year lease to a Supported Living provider with the refinanced facilitated by our brokerage , who used a specialist lender which provided a commercial valuation on the strength of the lease in a non Article 4 location.

It’s our 1st completion of the year and this one’s for a new client on an auction purchase.

This dilapidated house is on a large plot in Bristol, which the client plans to extend and then convert in to a pair of semis, and the plot also benefits from lapsed planning for 2 further houses in the garden!

Pleased to get our final completion of 2025 over the line yesterday.

We’ve provided our client with a development facility to renovate their tired unencumbered property in Bristol BS2, which consists of a one bed flat and a 5 bed HMO and once done they will relet to professionals.

We are looking forward to 2026 as we continue to grow our loan book supporting local developers and investors.

We’re back on Filton Avenue in Bristol for our third loan on this street in as many years and this time it’s for a 7 bed HMO conversion.

Our sister company sent us the deal as the previous lender started moving the goalposts and requesting unreasonable reports, and as speed was crucial for the client to keep the contractors on site, we stepped right up!

We met on site and issued terms the next day for 100% of the works, and dual rep solicitors were instructed for convenience.

The works have been progressing well so the client had their first drawdown on completion and we look forward to supporting them throughout the build.
