Our bespoke Participation Agreement enables investors to earn 10% interest per annum on their money, which is conveniently paid monthly,

We have been redeemed on our loan today on this 6 bed HMO conversion in Bristol. Completion to completion was under 6 months which is a testament to the borrowers build team and project management.

We lent 80% of purchase price and 100% of build costs to support the developer covert a 3 bed house which was their 2nd loan with us.

The property has now been let on a 5 year lease to a Supported Living provider with the refinanced facilitated by our brokerage , who used a specialist lender which provided a commercial valuation on the strength of the lease in a non Article 4 location.

This dilapidated house is on a large plot in Bristol, which the client plans to extend and then convert in to a pair of semis, and the plot also benefits from lapsed planning for 2 further houses in the garden!

Pleased to get our final completion of 2025 over the line yesterday.

We’ve provided our client with a development facility to renovate their tired unencumbered property in Bristol BS2, which consists of a one bed flat and a 5 bed HMO and once done they will relet to professionals.

We are looking forward to 2026 as we continue to grow our loan book supporting local developers and investors.

We’re back on Filton Avenue in Bristol for our third loan on this street in as many years and this time it’s for a 7 bed HMO conversion.

Our sister company sent us the deal as the previous lender started moving the goalposts and requesting unreasonable reports, and as speed was crucial for the client to keep the contractors on site, we stepped right up!

We met on site and issued terms the next day for 100% of the works, and dual rep solicitors were instructed for convenience.

The works have been progressing well so the client had their first drawdown on completion and we look forward to supporting them throughout the build.

Completion number 2 this month.

This MUFB in Redland, Bristol BS6 was purchased at Maggs & Allen auction in September by one of our previous clients, they originally went to one of the big boys to fund this one however deep into legals they decided they weren’t comfortable with the historic planning position despite being in use over 10 years, so they reverted to us for speed and certainty to get it over the line.

We issued terms the same day for 75% LTV and pleased to have completed 2 weeks later.

We’ve been out on site last week conducting an in-house monitoring survey for a drawdown on a 7 bed HMO conversion, the project is now at 2nd fix stage and progressing very well.

Our in-house MS service enables us to get on site within 48 hours of application and funds paid to the client that same day, we find this keeps the contractor motivated and helps keep momentum on site.
