We’re Almost in 2025!

As we wind down after a season of indulgence (hello extra food and drink!) and look ahead to the new year, here’s a little reminder: you don’t need to completely overhaul your life to make progress towards your goals.

Whether you’re dreaming of buying a new home in 2025 or thinking about remortgaging, my advice is simple:

take it one step at a time, set realistic goals, and make the process work for you.

I’ve been speaking with clients recently about keeping things achievable and sustainable. Here’s my advice when planning your 2025 property goals:

▪️ Take it at your own pace—buying or remortgaging is a big step, and there’s no rush unless your current deal is coming to end very soon.

▪️ Don’t get caught up in the noise of “perfect” timing—everyone’s situation is different.

▪️ Have a flexible plan. Life isn’t always linear, and that’s okay.

▪️ Focus on what works for your unique needs, whether it’s securing a better rate, releasing equity, or planning your move.

▪️ Be consistent, stay patient, and trust that progress is progress—no matter how small.

The new year is a time to dream big, but it’s also about making choices that feel right for you. If you’re thinking about buying or remortgaging in 2025, let’s start the conversation now so we can set you up for success.

Getting your paperwork in order is a key step in the home-buying process.

Here’s a quick guide to the essential documents to make your mortgage application simple and stress-free:

✅ Payslips: Provide your last 3 months’ payslips to confirm your income and job stability. Most lenders may also verify your income online automatically.

✅ Bank Statements: Submit the last 3 months of statements to demonstrate your spending habits, proof of income and savings.

✅ Credit Report: A report from Check My File offers a comprehensive view of what lenders will see.

✅ Proof of Deposit:
• If using your own savings, provide 3 months of savings statements.
• If it’s a gifted deposit, you’ll need a gifted deposit letter and 3 months of the donor’s savings statements.

✅ Proof of Identity: A valid passport or driver’s license will work.

✅ Proof of Address: Recent utility bills or a council tax statement are ideal.

Having these documents ready will save you time and make the process much smoother. 🏡

Helping a Couple Reduce Their Monthly Payments with Debt Consolidation 💸

Recently, I had the opportunity to assist a couple who were struggling to keep up with their financial commitments.

They had a mortgage and several high-interest debts, which together totalled around £1800 in monthly payments. With the increasing costs of living, they were finding it tough to manage all their payments comfortably, not to mention their current fix rate was coming to an end soon which only meant their monthly mortgage payments would have been higher (current interest rates are higher than what they were few years ago when client took out the mortgage).

After discussing their situation and exploring their options, we were able to arrange a debt consolidation mortgage. By consolidating their debts into a single mortgage payment, their monthly payments dropped to just over £1300. This not only eased their financial strain but also allowed them to regain control over their budget and work towards a more stable financial future.
