📈Rates go up and down for all sorts of reasons. Whilst we have seen a significant reduction of mortgage fixed rates in recent months, there is now a very strong indicator this trend will flip a 180 and go up across the board very soon.

The cheapest 5 year fixed rate on the market right now is about 3.7%. These cheap mortgages are being granted using money the lenders borrowed themselves weeks ago at a borrowing rate of around 3.5%. (These are called SWAP rates, but no need to worry about the boring technicalities of it)…

However, lenders are themselves now borrowing the same money as of today at 3.814% (for 5 year fixed rates).

You don’t have to be a genius to figure out that if lenders are now borrowing money at 3.814%, they are not then going to be lending it to you at 3.7% anymore...they need to make a profit. If we call their profit margin say 0.2%. then it seems reasonable that 5 year fixed rates are likely to go back up above 4%.

I am never one to try and predict the future, but when considering all of this, it seems inevitable that mortgage rates are about to go up.

If ever there was a time to dispense with dilly-dallying and secure a rate, this is it!

Finally, some welcome news from the Bank of England – the first base rate reduction since March 2020! 🎉

Yes, this is a good indication that mortgage rates will improve, but lenders pricing is not solely dictated by base rate changes. If a lender is inundated with applications, for example, they may choose to increase their rates to deter further applications so they can make sure they’re still offering good service and not falling behind with processing timescales.

As always, the best advice for anyone whose fixed rate is due to end in the next 6 months, is to apply for a new deal as early as possible so you have reserved a product well in advance. History has taught us that rates are unpredictable, so if anything happens in the market that triggers rate rises again, you won’t have to worry, as you will have reserved your rate already, however if rates continue to improve, we can change the rate applied for to benefit from this before the new product has started.

As your brokers, we can help to monitor rate changes; just this morning I’ve been in touch with several clients with some good news that lower rates are available! So don’t just wait and see if things improve – get in touch now to reserve a product, and then we can help keep an eye on things over the coming months to make sure you complete on the cheapest possible product when the time comes.
