Scaffolding. On every project I've ever worked on, the scaffolding costs have been more than the order value. You can usually work on £25/m2 when measuring an elevation, however there's so much more to consider. How many adaptions are needed e.g. for the roof, fascias, soffitts, brickwork, windows etc etc.
Here the scaffold needs to go around the piers, punch through the low level roof and there will always be something that wasn't allowed.
Another important point is to give an accurate duration (and and some more time!) as scaffolders can charge 5% per week. On large projects this adds up dramatically!!

Tiling. Rates for tiling seem to have gone crazy (like everything else in the past year or two). For a m2 budget I would allow in the region of £50+/m2 labour only. This rate includes the adhesive, grout, spacers etc. It doesn't include the cost of the tiles themselves as this can vary massively.
Note that if the tiles are Porcelain, the tiler will probably charge a higher rate, as they are more difficult to cut etc.
You will also need to allow to tile backer board to shower areas, Moisture resistant plasterboard in bathrooms generally and anti crack membrane underneath floor tiles.

Plasterboard & Skim. When you're ready for plasterboard, you need to check the specification (if there is one) to determine the type of plasterboard and thickness. Standard plasterboard is 12.5mm thick (there's lots of different types and thicknesses). Usually this is plastered with Gyproc Multi-finish (skim). At the moment I am paying around £18/m2 in the South West for plasterboard & skim.
You can add extra over costs to this rate for Moisture resistant plasterboard (for bathrooms) at £3/m2.
These rates are paid to the subcontractor. They then agree prices with their labour. Comment if this was useful 👍

Architects.
On small projects developers/contractors tend to think they can save some money by not employing consultants. These two drawings are from two different projects.
One of which is having to pay for lots of additional work which was unknown and the other isn't.
Whilst a couple of thousand pounds may seem like a lot of money at the time. I absolutely recommend employing consultants.
It will save you money and headaches in the long run...
