What Lenders Actually Look At Going Into the New Year

When lenders assess a mortgage application, they’re not just looking at one number or one document. They’re reviewing the full picture, including:

• Income consistency and sustainability
• How credit has been managed over time
• Existing financial commitments
• Where the deposit is coming from

Understanding what lenders actually assess can help avoid wasted applications and unnecessary declines.

Mortgage rates are edging down and competition between lenders is heating up.

Following the Bank of England’s latest base rate cut to 3.75%, several lenders have already reduced fixed rates, with some now sitting just above 3.5%. Industry commentators expect further reductions into early 2026 as lenders compete for market share.

There’s growing talk that two-year fixed rates could dip below 3% by spring, particularly for borrowers with strong deposits or equity. While not everyone will qualify for the headline rates, improving affordability is encouraging news for homeowners, movers and first-time buyers alike.

If your fixed rate ends in 2026, or you’re considering a move, this could be a sensible time to review your options. Many lenders allow rates to be secured in advance, giving flexibility if pricing improves further before completion.

At Finance Advice Centre we are whole of market. This means we can access every deal on the market & will recommend the most suitable one available to you.

Savills has halved its house price growth predictions, expecting slower rises in 2026 due to higher interest rates and economic uncertainty. But for buyers and movers, this could actually bring opportunity.

With prices growing more gradually and lenders adjusting affordability models, the next 12 months could be an ideal window to review your mortgage options — especially if you’re remortgaging or have been waiting for rates to settle.

Our advisers can help you understand how the latest forecasts and rate changes could affect your affordability, deposit, and future payments.

At Finance Advice Centre we are whole of market. This means we can access every deal on the market & will recommend the most suitable one available to you.
